Practical tips
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Note whether your window has working shutters
- Decide if the seat is part of a larger piece
- Let us know about parking near your home
- Bring paint colours you like to the design visit
A hand-painted finish is easy to touch up if it gets marked. It’s worth keeping a record of the paint colour. Spray-painted surfaces wipe clean with a soft, damp cloth.
Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, message us from the contact page and describe what’s happening.
Window seats in Donnybrook Quarter
In many period houses, a bay window is the obvious place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so the seat follows the bay exactly. It is the kind of space where a ready-made bench never quite fits. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about wanting a seat without blocking the radiator and a nursery or bedroom short of storage.
Floors in newer homes are often finished and easy to mark, so we cover them while we work. Around Donnybrook Quarter, many homes date from 2000 onwards, and stud walls there take fixings chosen for the board. Skirting can be scribed around, or the storage can sit on its own plinth.
The furniture is built in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

DIY, flat-pack or bespoke
Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
It’s worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
FAQs: window seats in Donnybrook Quarter
Will parking be an issue for fitting furniture in Donnybrook Quarter?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking during the design visit.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.
How long does it take to fit a window seat?
How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. We make the seat in our workshop, so the time at your home is spent fitting. Saturday fitting is possible by arrangement.
Do you make the seat cushion too?
No, we make the seat itself, and the cushion is something you source separately. You will have the measurements to pass to a cushion maker. It leaves you to choose the fabric.
Should I choose a lift-up lid or drawers?
Often a mix works best. Drawers are easier for daily use, and a lid section holds larger things. In a child’s room, drawers tend to be simpler for small hands. We’ll suggest a layout during the design visit.
What if my walls and floors are out of level?
Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.
Boards, parts and paint
Doors and drawer fronts
Where there is a radiator, part of the front is a grille. It is painted to match the other fronts. The rest of the front can be drawers, doors or plain panels.
Moisture-resistant MDF
Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. The grade we use is moisture-resistant and paints well. It forms most of the visible parts.
How fitting works for window seats
Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Walls in newer homes are often plasterboard on studs, so fixings go into the studs or use fixings made for the board. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.
- You get in touch and tell us about the window, and whether a radiator sits beneath it.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Preparing the room
- Clear the hallway and stairs so the sections can come through
- Tell us about any meters, fuse boards or boilers in the area
- Clear the area where the furniture is going
Arranging a design visit
The price comes in a written quote, worked out from the measurements and the design you choose. Because every room is different, the quote comes after the design visit. For a quote, drop us a line using the contact form.

Making use of awkward spaces in Donnybrook Quarter
Homes built since 2000 make up about 41% of the housing in the area around Donnybrook Quarter, with about 22% built before 1919, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Donnybrook Quarter include Lock Cottages (Grade II), under half a mile north-west, and Passmore Edwards Public Library (Grade II), less than half a mile south. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Check with the council’s conservation officer first. More than a third of the homes in the streets around Donnybrook Quarter (about 41%) were built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Newer homes often have little built-in storage, and their walls are typically plasterboard on studs, so window seats are designed with fixings to suit.
Sutton House, about 1.3 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. For a family home near Old Ford Primary - A Paradigm Academy, deep drawers suit the bulky things families collect, from scooters to swimming kit. If you live in a period home close to St Paul Old Ford, a bay or a sash window is a natural place for a window seat.

Pricing window seats in Donnybrook Quarter
A few things affect what fitted furniture costs:
- The overall size of the piece
- Parking and unloading on your street
- Hanging rails, shelves, drawers and other fittings inside
- Access to the room, such as stairs, lifts and narrow halls
Every piece is quoted for your room after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
