Window seats for your home in Goodmayes
How we make window seats for Goodmayes
Each window seat is made at our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, while MDF takes paint well for the fronts and panels. Once painted, by spray or by hand, it’s brought to your home in Goodmayes and fitted. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are wanting a seat without blocking the radiator and an empty bay that doesn’t get used.
If you live in one of the interwar houses or semis around Goodmayes, the hall is often wide enough for coat and shoe storage. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Each space is measured and window seats are made to suit it.
The written quote is your record of the job. It describes the window seat we’ve designed for the room, what it is made from and how it is finished.

How it’s made
Pull-out drawers
A seat can have drawers along its whole length, or drawers with a lid section. Around a radiator, the drawers are placed to leave room for the heat. The design visit settles the mix.
Doors and drawer fronts
A radiator grille sits in the front of the seat, letting the heat reach the room. It is painted to match the other fronts. Around it, the fronts can be drawers, doors or panels.
What we do not do
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:
- Repairs to sash windows, cills or shutters
- Any change to radiator pipes, which needs a plumber
- Painting the walls of the bay
If you’re not sure what’s possible in your room, you can get in touch through our contact form and we’ll give you a straight answer. How a job runs, step by step.

Before and after fitting day
These points come up often when people plan window seats. They help before and after fitting:
- Think about matching the woodwork or the walls
- Decide whether you’d like a lid, drawers or both
- Check whether there is a radiator under the window
- Decide on cushion thickness before the design visit
Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. Spray-painted surfaces wipe clean with a soft, damp cloth.
Avoid standing on the seat to reach the window or curtains. Standing on it can mark the paint and strain the lid. It will look better for longer with a little care.
Your questions about window seats in Goodmayes
Can parking be tricky on fitting day in Goodmayes?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
I live near Goodmayes station. Is that in your area?
Yes, homes across Redbridge and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with a few details about the room, and tell us about parking and access at the same time.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.
Can you fit furniture to uneven walls?
It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so there are no gaps at the sides.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and a quote in writing follows.
Should I choose a lift-up lid or drawers?
The answer depends on what goes under the seat. A lid gives access to the whole space, good for blankets and occasional things, while drawers mean you do not have to move the cushion.
Storage in Goodmayes homes: local notes
Homes built between 1919 and 1939 make up about 36% of the housing in the streets around Goodmayes, with about 35% built before 1919, in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Goodmayes, Historic England’s list includes Church of All Saints (Grade II), less than half a mile south-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. Check with the council’s conservation officer first. Around a third of the homes in the neighbourhood around Goodmayes (about 36%) date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Many houses of that era have bay windows, natural places for a window seat.
For a flat near Goodmayes station, the lift, the stair turns and the front door all set the largest piece that can come in. The wider area includes historic houses like Eastbury Manor House, about 2.1 miles south. If your own home is a period one, window seats can be scribed to follow a bay that’s rarely square.

The problems window seats solve
Most people simply want to use the window. Bays are hard to furnish, and a built-in seat makes good use of them. It becomes a place to sit, read or look out.
Most of the enquiries we get are about things like these:
- No comfortable place to sit in the light
- A radiator under the window getting in the way
- Unused space below a sash window
- A room with shutters and sashes that deserves a proper seat
If your children go to Goodmayes Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.
Before you hire any carpenter

- Will other trades be needed, and who arranges them?
- Have they thought about parking near you?
How fitting day works
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. How long fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. We measure the path, any steps and the front door as part of the route. Floors, stairs and doorways are protected on the way in, and the sections are assembled in place.
- You contact us with a few details about the bay or recess.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- We send a quote in writing.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
- We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.
Before fitting day
- Clear the hallway and stairs so the sections can come through
- Point out meters, boilers and fuse boards near the furniture
- Get any new sockets or wiring done by your electrician before fitting day
