Flats, conversions and lettings
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.
Window seats in Harlesden: what you get
A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, often with storage underneath behind a lift-up lid or drawers. For a home in Harlesden, it starts with a design visit to measure the window and talk through the design. Most enquiries start with needing more storage in the room and looking for a reading spot by the window, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of homes around Harlesden are that old. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Picture rails, skirting and cornices are worked around rather than removed, and the paint colour is agreed with you.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

Your questions about window seats in Harlesden
Can you fit furniture in a home close to Willesden Junction station?
Yes. We cover all of Brent and the rest of London. To get started, you can drop us a line using the contact form with a few details about the room.
Will parking be an issue for fitting furniture in Harlesden?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit.
Can you fit a window seat under a sash window?
Yes. We set the seat below the cill, so the sash still works. If there are working shutters, we leave room for them to fold back. These details are measured when we visit.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.
How is a window seat priced?
The price comes in a written quote, worked out from the measurements and the design you choose. It depends on the size and shape of the window, the storage you want and the finish. For a quote, use our contact form to arrange a design visit.
Do I need permission in a conservation area?
Typically not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character may need listed building consent, so ask the council’s conservation officer.
What happens on fitting day
Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- You get in touch and let us know about the window and the room.
- We visit to measure the window and go through the design. We also talk about lift-up lids or drawers.
- You receive a quote in writing for the seat we have discussed, for you to look over.
- Your window seat is built in our workshop, shaped to the window.
- The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.
How to prepare
- Mention any parking restrictions on your street
- Keep pets in another room while we work
- Clear the hallway and stairs so the sections can come through
Starting with a design visit
A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you’re ready, message us from the contact page. We’ll then arrange a design visit and follow it with a quote in writing.

Harlesden homes and window seats
About 52% of the homes in the area around Harlesden went up before 1919, and about 32% since 2000, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Harlesden is in a conservation area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. Many London boroughs run controlled parking zones, and Brent sets its own rules. Where a street in Harlesden is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Let us know what the parking is like at the design visit.

How we price window seats
Each piece is designed for one room, so each price is too. The things that affect it are:
- How big the furniture is
- The internal fittings
- Stairs, lifts and the route to the room
- Parking near your home
We do not publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing. To start, send us a few details through our contact form.
Getting in touch
These details help when you contact us:
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Pictures showing the full wall, from floor to ceiling
- How you want to use the space
- Examples of the look you’re after
If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, use our contact form.
Flat-pack or bespoke?
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.
Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.
