Neasden Window Seats

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make window seats for homes in Neasden, each designed at a visit to your home.

  • Wanting a quiet place to read
  • A room with shutters and sashes that deserves a proper seat
  • A bay window that’s hard to furnish

Fitting day, step by step

There is not much for you to do on fitting day. We need someone to let us in at the start, and it is useful to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room, and the sections are assembled in place.

  1. First you tell us about the bay or window where you’d like a seat.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
  3. A written quote follows, with the design, finish and fitting days set out.
  4. Your window seat is built in our workshop, shaped to the window. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.

Before fitting day

  • Tell us about parking near your home
  • Empty the space we’ll be working in
  • Point out meters, boilers and fuse boards near the furniture

How to get a quote

Prices are quoted for your room, once we’ve measured and talked through the design. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, tell us about the room on our contact form.

Window seats in Neasden: what you get

A well-made window seat gives you a place to sit in the best light in the room. We design and make window seats for bays, sash windows and recesses, normally with storage below, under a lift-up lid or in drawers. For a home in Neasden, it starts with a design visit to measure the window and go through the design. If your home has looking for a reading spot by the window and a period room that needs furniture to suit it, window seats made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

Walls in houses from between the wars are typically straighter than in older ones, but seldom perfect. Much of the housing around Neasden is interwar, semi-detached or detached, and every piece is still scribed where it meets the wall. Lids, doors and drawers are set level on site so they run true.

We write quotes in plain English, without jargon. They say what will be made, what it is made from and how it will be finished, all taken from the design visit.

Before and after fitting day

Fitted furniture is part of the room, so it’s worth looking after. A few pointers help:

  • Check whether there’s a radiator under the window
  • Let us know about parking near your home
  • Bring paint colours you like to the design visit
  • Check the shutters so the seat can leave room for them

If you are having a cushion made, we will give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, so the fabric doesn’t stick or mark the finish.

Use a step rather than standing on the seat. Standing on it can mark the paint and strain the lid. A little care keeps it looking good.

Could you do it yourself?

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

What window seats can’t fix

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Painting the walls of the bay
  • Fixing the window itself
  • Making the seat cushion, which is not our work

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

What goes into it

  • Birch plywood
  • Radiator grilles
  • Hand-painted finish
  • Spray-painted finish
  • Lift-up lids or drawers
  • Moisture-resistant MDF

Questions from Neasden

Is parking a problem for fitting in Neasden?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit.

I live in a flat in Neasden. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

How is a window seat priced?

Every piece is quoted for your room after the design visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a quote in writing.

My walls are not straight. Is that a problem?

It’s something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth.

Can a window seat go over the radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Neasden homes and window seats

About 40% of the homes in the streets around Neasden went up between 1919 and 1939, and about 33% before 1919, according to Valuation Office Agency council tax figures (2025). We take that into account at the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Neasden include Church of St Mary (Grade II*), about 0.5 miles south, and Church of St Francis (Grade II), about 0.5 miles east. For a listed home, internal works that affect its character may need listed building consent from the council, for instance removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. It applies to the vans that deliver and fit furniture in Neasden, as it does anywhere else in London. We plan parking and access with you at the measuring visit.

The wider area includes historic houses like Fenton House, about 2.9 miles east. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly. For families living near Northview Junior and Infant School, window seats can give school bags, shoes and sports kit a proper home. If you live near Gladstone Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Bespoke window seats or ready-made?

For a straight window with no radiator, a ready-made bench can do the job. Bespoke work makes sense when the window is a bay, there’s a radiator below, or you want storage built in. We are happy to give an honest view at the measuring visit. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Fitted furniture is made around them.

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, which we write after seeing the room.
