Many windows have a radiator beneath them. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. When we visit in Leyton Grange, we’ll check the radiator and plan around it. Typical reasons to get in touch are toys spread across a bedroom floor and standard furniture leaving gaps in a bay; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A solid brick outside wall in an older house can be cold and sometimes damp, so storage against it is designed with ventilation behind. That matters around Leyton Grange, where a large share of the homes are that old. Any damp is dealt with before storage goes in.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish.

Window seats in Leyton Grange: local notes
Homes built before 1919 make up about 63% of the housing in the area around Leyton Grange, with about 16% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Leyton Grange include Parish Church of St Mary the Virgin (Grade II*), less than half a mile east, and Walnut Tree House (Grade II*), under half a mile east. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, can require listed building consent. Check with the council’s conservation officer first. Strict stopping rules apply on red routes, which TfL runs. If you live on or close to a main road in Leyton Grange, let us know at the design visit. We can then plan where the van will stop.
For a family home near Riverley Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. For a flat near Leyton Midland Road station, it helps to book the lift and tell the concierge before fitting day. If you live near Leyton Jubilee Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

What window seats can’t fix
As carpenters, we leave some work to other trades. These are worth knowing before you plan:
- Seat cushions, which you source separately
- Painting the walls of the bay
- Any wiring, which needs an electrician
Not sure whether your space suits window seats? You can message us from the contact page and we’ll tell you before you arrange a visit. How a job runs, step by step.
What goes into it
- Radiator grilles
- Lift-up lids or drawers
- Birch plywood
- Spray-painted finish
- Moisture-resistant MDF
- Hand-painted finish
Boards, parts and paint
Hand-painted finish
Hand painting gives a slightly softer look than spraying. It is done on site, in the colour you choose. It can match the woodwork around the window.
Pull-out drawers
A seat can have drawers along its whole length, or drawers with a lid section. Around a radiator, the drawers are placed to leave room for the heat. We agree the layout during the design visit.
What happens on fitting day
Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It’s useful to let us know about parking during the design visit, as terraced streets are often busy.

- We visit to measure and talk through the design, the storage and the finish.
- A quote in writing follows, with the finish written in.
- We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
- We fit it in your home, and a hand-painted finish is applied in the room.

Starting with a design visit
A quote begins with some details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, get in touch through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.
Related advice
Could you do it yourself?
Standard units come in set widths and heights, so there’s normally a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.
It is worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you get in touch.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them during the design visit, and we’ll plan the fitting around them.
Questions we are often asked
My home in Leyton Grange is a period house with walls that are not straight. Is that a problem?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Can you fit furniture in a home close to Leyton Midland Road station?
Yes. We cover all of Waltham Forest and the rest of London. To get started, you can use our contact form with some details about the room, and tell us about parking and access at the same time.
What happens at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a quote in writing.
Do you do the electrics?
No. We’re carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.
Do I need permission in a conservation area?
Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings may need listed building consent for works that affect their character.
Should I choose a lift-up lid or drawers?
Many seats use both. Drawers suit things you use often, and a lid suits bulky items. In a child’s room, drawers tend to be simpler for small hands. We talk it through when we visit.
