Window Seats in Brent Park

We make window seats for homes in Brent Park, designed around the room you have. We design your window seat at a visit to your home, make it in our workshop and fit it.

  • Wanting a seat without blocking the radiator
  • Wanting new furniture to sit well in an older room
  • Off-the-shelf pieces that never quite fit the window

Window seats for homes in Brent Park

Homes built between 1919 and 1939 make up about 34% of the housing in the area around Brent Park, with about 27% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Brent Park is partly covered by a conservation area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Each London borough runs its own parking controls, and Brent is no exception. If your street in Brent Park is in a controlled parking zone, a visitor permit, a pay-and-display bay or a suspended bay through the council may be needed. We ask about parking during the design visit, so we can plan the day around it.

If you live in a flat close to Stonebridge Park station, the route in is measured along with the room itself, and the sections are sized to fit it. Close to St. Raphael's Edible Garden? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. For an older house near Church of St Mary, the deep reveals of an older window can frame a seat neatly.

Brent Park is part of the London Borough of Brent, about 3 miles south-east of Kilburn. We work across all London boroughs and the City of London, and Brent Park is part of that. Across Brent, we cover Brent Park.

Postcode districts we cover here for window seats: NW10, HA9 and NW2. Streets in the area include Dog Lane, Mayo Road and Barry Road, and we cover homes on all of them for window seats. We also cover Church End (1 mile south-east), Neasden (1 mile east), Stonebridge Park (1 mile south-west), Stonebridge (1 mile south) and Tokyngton (1 mile south-west). Across the rest of Brent, our area takes in Kilburn (3 miles south-east), Wembley (2 miles north-west), Queen's Park (3 miles south-east), Kenton (3 miles north-west), Kensal Rise (2 miles south-east) and Cricklewood (2 miles east).

Local landmarks in Brent Park

We fit furniture in homes around The Swaminarayan School, Michaela Community School and Stonebridge Park Public House and the streets around them. For rail, the closest station is Stonebridge Park station, about 0.9 miles south-west. Well-known places in the area include London Designer Outlet (1.1 miles west) and Brent Museum and Archives (1.4 miles east).

Window seats in Brent Park: what you get

Many windows have a radiator beneath them. A seat built over a radiator needs a grille or an open front, so the heat isn’t trapped. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator at the design visit in Brent Park. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are a room with shutters and sashes that deserves a proper seat and a nursery or bedroom short of storage.

In an area where interwar homes or semis make up much of the housing, as around Brent Park, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.

Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Looking after your furniture

Looking after painted furniture is simple with a little care. A few things help it stay looking good:

  • Mention any parking rules on your street
  • Decide if the seat is part of a larger piece
  • Choose a colour that suits the room
  • Think about what you will store under the seat

We can give you the seat measurements for a cushion maker. Wait until the paint has cured before putting the cushion on, so the fabric doesn’t stick or mark the finish.

Avoid standing on the seat to reach the window or curtains. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.

How it is made

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the frame, the seat top and the drawers, with the edge either shown or painted.

Lift-up lids

Lift-up lids are a simple way to add storage under a seat. Any cushion has to come off before the lid can lift, so it’s best for occasional storage.

What window seats cannot fix

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • New sockets or lights near the window, which are for your electrician
  • Making good the walls, which is for a plasterer or decorator
  • Fixing the window itself

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. How a job runs, step by step.

Boards, parts and finishes

  • Spray-painted finish
  • Radiator grilles
  • Hand-painted finish
  • Moisture-resistant MDF
  • Lift-up lids or drawers
  • Birch plywood

Pricing window seats in Brent Park

Prices vary from room to room, for these reasons:

  • Whether you choose a spray or hand-painted finish
  • How square the room is
  • The overall size of the piece
  • What goes inside: rails, shelves, drawers and dividers

We quote each job for the room it’s going into, after the design visit. Bigger pieces use more board and take longer to make and fit, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Before the design visit

Ahead of the design visit, we will normally ask about:

  • Radiators, sockets, pipes or meters on or near the wall
  • The type of home and how the room is reached
  • How you want to use the space
  • Pictures showing the full wall, from floor to ceiling

If you already have something in mind, tell us; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.

Questions we’re often asked

Is parking a problem for fitting in Brent Park?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the measuring visit.

Is Brent Park in the area you cover for window seats?

Yes, we work across Brent, Brent Park included, and across the rest of London. You can send us a few details through our contact form to arrange a design visit.

How much does a window seat cost?

Every piece is quoted for your room after the design visit. The size of the window, the storage and the finish all shape the price. To get a quote, send us a few details through our contact form and we will arrange a design visit.

Do pictures help?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

Is a lid or drawers better for a window seat?

Often a mix works best. Drawers suit things you use often, and a lid suits bulky items. For children’s rooms, drawers are usually easier to manage. We talk it through when we visit.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Just mention it when you get in touch, and we’ll see what we can do.

How fitting works for window seats

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. If you have a driveway, it can make unloading simpler, so let us know during the design visit. Otherwise, a visitor permit or a nearby bay helps. Doorways, stairs and floors are covered on the way in.

  1. You get in touch about a window seat.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. You receive a written quote for the design, materials and finish.
  4. The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

Before fitting day

  • Move anything in the hall or on the stairs out of the way
  • Let us know where the boiler and meters are
  • Keep pets out of the room and the hallway
