Window seats for your home in Nine Elms

About our window seats in Nine Elms

A window seat can hide a surprising amount of storage. A lift-up lid is simple and gives access to the full depth, while drawers are easier to reach if there is a cushion on top. We will talk through which suits the way you use the room. Most enquiries start with a recess under the window doing nothing and an empty bay that doesn’t get used, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A large number of homes around Nine Elms date from 2000 onwards, and newer homes rarely come with much storage. Halls, landings and the space beneath the stairs are where fitted storage can help. Plasterboard stud walls are common, so fixings go into the studs or use fixings made for the board.

After the design visit, we send you a quote in writing. It sets out the design we’ve talked through, the materials and the finish.

Tips worth knowing

Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:

  • Let us know about the radiator before we visit
  • Consider how often you’ll reach for what’s stored
  • Let us know about parking near your home
  • Think about the cushion you’d like and who will make it

If you’re having a cushion made, we will give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.

Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If something stops working smoothly, use our contact form and tell us.

Is bespoke worth it?

For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there’s a bay, a radiator or a need for storage. At the design visit, we’ll tell you honestly which approach suits your window. Big standalone units can dominate a compact room, while fitted furniture, painted in a colour that suits the walls, reads as part of the room.

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, which we write after seeing the room.

Window seats in Nine Elms: local notes

Homes built since 2000 make up about 43% of the housing in the streets around Nine Elms, with about 28% built before 1919, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. The National Heritage List has 31 entries within half a mile of the centre of Nine Elms. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. TfL’s red routes have strict stopping rules. Where a home in Nine Elms is on or beside a main road, it’s useful to mention that during the design visit. That way we can plan where to load and unload.

Close to Pimlico Gardens? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. If your home is one of the older houses near All Saints, a radiator under the window just needs a grille in the seat front. For families living near St Gabriel's CofE Primary School, window seats can give school bags, shoes and sports kit a proper home.

FAQs: window seats in Nine Elms

Does a conservation area in or near Nine Elms affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you fit furniture in a home close to Battersea Park station?

Yes. We cover all of Wandsworth and the rest of London. You can tell us about the room on our contact form to arrange a design visit.

Do I need to be at home on fitting day?

We need someone to let us in. It’s good to have someone there at the end to look over the work with us.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

How much does a window seat cost?

Your quote is written for your room once we’ve visited and measured. It depends on the size and shape of the window, the storage you want and the finish. For a quote, fill in our short enquiry form to arrange a design visit.

How long does it take to fit a window seat?

How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. The seat is built in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as we can while we work.

Fitting day, step by step

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, then checked again. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. Window seats are made in sections sized for the lift and doors.

  1. To begin, use our contact form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.

Preparing the room

  • Move anything in the hall or on the stairs out of the way
  • Take anything hanging off the wall we’re fitting to
  • Check the building’s rules for trades and lift bookings

Starting with a design visit

Materials and finishes

Lift-up lids

Lids can be made in one piece or in sections. Smaller lids are easier to open. The design visit is where we agree the layout.

Pull-out drawers

A seat can have drawers along its whole length, or drawers with a lid section. Around a radiator, the drawers are placed to leave room for the heat. We agree the layout during the design visit.

Flats, blocks and rented homes

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the measuring visit.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, so fitting day is planned around them.
