Window seats in Clapham Junction
Some window seats are built in with shelves or cupboards around them. Bookshelves either side of a window, with a seat between, make a quiet place to read. We design the seat and the surrounding units together, so the whole wall looks considered. We can talk through the options when we visit in Clapham Junction. Most enquiries start with no comfortable place to sit in the light and an empty bay that doesn’t get used, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of the homes around Clapham Junction date from then. Window seats are scribed to the walls and levelled on site so doors, lids and drawers run true. Picture rails, skirting and cornices are worked around rather than removed, and the paint colour is agreed with you.
The written quote is your record of the job. It sets out the window seat designed for your room, its materials and its finish.

How fitting day works
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Terraced streets in London are often lined with parked cars, so it is useful to tell us at the measuring visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.
- To begin, fill in our short enquiry form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
How to prepare
- Have your electrician move any sockets or switches beforehand
- Let us know if your street is in a controlled parking zone
- If you live in a block, book the lift and tell the building manager

Pricing window seats in Clapham Junction
To work out the quote, we look at:
- How easy it is to get the furniture into the room
- The width and height of the space
- Whether you choose a spray or hand-painted finish
- Where a van can park, like a permit bay or a bay suspension
Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that is part of the price. Because every job is different, the cost is set out in a written quote after the visit.
Before the design visit
To help us picture the room, please include:
- Your postcode and the borough
- What you’d like to store or use the space for
- Pictures of styles you like, if you have any
- Rough sizes, even if they’re only to the nearest few centimetres
You do not need exact measurements to get started. We measure everything properly at the measuring visit, along with the walls, floor and ceiling. To get started, fill in our short enquiry form. The written quote follows the visit.
Looking after your furniture
A few practical points help before and after fitting day. Here are some things worth bearing in mind:
- Decide if the seat is part of a larger piece
- Think about the cushion you’d like and who will make it
- Tell us about the radiator before we visit
- Choose a colour that suits the room
In winter, windows can run with condensation, so keep the area behind the seat dry. Opening the window for a while helps. If anything isn’t right with the seat, drop us a line using the contact form and we will talk it through.
Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, tell us about the room on our contact form and describe what’s happening.
Common questions about window seats
Will a conservation area stop me having window seats fitted in Clapham Junction?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.
Is Clapham Junction in the area you cover for window seats?
Yes. Clapham Junction is one of the places we work, along with the rest of Wandsworth and London. You can send us a few details through our contact form to arrange a design visit.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.
Do I get to choose the colour?
You do. We agree the colour with you before anything is painted.
Can I send pictures ahead of the visit?
Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you drop us a line using the contact form.
Can you build a seat beneath sash windows?
Yes. We set the seat below the cill, so the sash still works. If there are working shutters, we leave room for them to fold back. These details are measured when we visit.
Window seats for homes in Clapham Junction
Homes built before 1919 make up about 48% of the housing in the neighbourhood around Clapham Junction, with about 20% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. The National Heritage List has 21 entries within half a mile of the centre of Clapham Junction. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. More than a third of the homes in the neighbourhood around Clapham Junction (about 48%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Sash and bay windows are common in houses of that age, and they’re natural places for a window seat, with a grille where there’s a radiator below.
If your children go to Christ Church CofE Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up. Near listed buildings like Church of St Mark, less than half a mile south of the centre of Clapham Junction, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent. The wider area includes historic houses such as Carlyle's House, about 1.4 miles north. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly.

What it’s made from
Pull-out drawers
A seat can have drawers along its whole length, or drawers with a lid section. Where there is a radiator, the drawers are planned around it. We agree the layout at the design visit.
Lift-up lids
Lids can be made in one piece or in sections. Sections are lighter to lift and easier to handle. The design visit is where we agree the layout.
Honest limits
We don’t treat damp or carry out building work, and there are a few other limits too:
- Fixing the window itself
- Any wiring, which needs an electrician
- Making good the walls, which is for a plasterer or decorator
