Window seats in Putney Vale

Making use of tricky spaces in Putney Vale

About 71% of the homes in the neighbourhood around Putney Vale went up between 1945 and 1972, and about 12% between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The Kingston Vale Conservation Area is close by, within about a quarter of a mile of the centre of Putney Vale. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. About 71% of homes in the neighbourhood around Putney Vale were built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Post-war homes often have wide windows with radiators below, so a window seat needs a grille or open front to keep the heat moving.

For a flat near Raynes Park station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Southside House, about 1.5 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square. Near listed buildings like Dorich House, about 0.5 miles west of the centre of Putney Vale, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

Window seats in Putney Vale: what you get

The storage under a window seat is often as useful as the seat itself. A lift-up lid is simple and gives access to the full depth, while drawers are easier to reach if there’s a cushion on top. At the design visit in Putney Vale, we will help you choose. Most enquiries start with wanting a quiet place to read and needing more storage in the room; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

If you live in one of the post-war homes around Putney Vale, windows are often wide, with radiators below. A window seat there needs a grille or an open front so the heat still reaches the room. Elsewhere, fitted storage can fill hallways, landings and the space under the stairs, made to fit the room as it is.

The written quote is your record of the job. It describes the window seat we have designed for the room, its materials and its finish, and it’s what the workshop builds to.

Bespoke or off-the-shelf?

It is worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

Questions we’re often asked

Will parking be an issue for fitting furniture in Putney Vale?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.

Do you make window seats for homes in Putney Vale?

Yes, Putney Vale is within the area we cover, which takes in all of Wandsworth and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.

Do I choose the paint colour?

You choose it, and it’s agreed with you before painting. Whichever finish you pick, it’s in the colour you have chosen.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

Do I need planning permission for fitted furniture?

Normally not. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character can require listed building consent.

Honest limits

Electrics, plumbing, gas, plastering and structural work are not part of what we do. There are a few other points to bear in mind:

  • Plumbing work on the radiator under the window
  • Repairs to sash windows, cills or shutters
  • Any wiring, which needs an electrician

Materials and parts

  • Moisture-resistant MDF
  • Lift-up lids or drawers
  • Radiator grilles
  • Hand-painted finish
  • Birch plywood
  • Spray-painted finish

What it costs

To work out the quote, we look at:

  • Spray painting or hand painting
  • The internal fittings
  • Parking and unloading on your street
  • Stairs, lifts and the route to the room

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Tell us about parking at the design visit, so it can be planned.

Helping us understand the room

Here’s what helps us most when you get in touch:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • What the furniture needs to hold
  • Any ideas or images you’ve saved
  • Anything fixed to the wall that the furniture needs to work around

Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, drop us a line using the contact form, and we will arrange a design visit.

Practical tips

A few practical points help before and after fitting day. Here are some things worth bearing in mind:

  • Tell us about parking during the design visit
  • Check the shutters so the seat can leave room for them
  • Note the position of any radiator and its pipes
  • Clear the bay or window area before the design visit

Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Avoid overloading drawers so they keep running smoothly.

Fitting day, step by step

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. The sections built in our workshop come in next, a piece at a time. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Post-war homes often have concrete or block walls, so the right fixings are part of the plan for fitting day. Floors and doorways are protected while the sections come in, and the pieces are assembled in the room.

  1. You get in touch and let us know about the window, and whether a radiator sits beneath it.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. A written quote follows, covering the seat and the grille.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Preparing the room

  • Mention any parking restrictions on your street
  • Keep pets out of the room and the hallway
  • Take anything hanging off the wall we are fitting to
