Window seats designed for your room
How it is made
Doors and drawer fronts
We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can suit the shutters or doors in an older room. The lines are kept neat and even.
Moisture-resistant MDF
Moisture-resistant MDF is stable and takes paint well. It is used for the fronts, side panels and radiator grilles. The moisture-resistant grade is a sensible choice next to a window.
Window seats for homes in South Hampstead
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in South Hampstead. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about looking for a reading spot by the window and a ready-made bench that doesn’t fit the bay.
A Victorian or Edwardian terrace normally has a long, narrow hall leading to the stairs. Around South Hampstead, a large share of homes date from before 1919, so depth matters as much as width wherever storage goes. Shallow units keep the way through clear.
A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish.

Fitted storage in South Hampstead
Homes built before 1919 make up about 47% of the housing in the streets around South Hampstead, with about 23% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 125 entries within half a mile of the centre of South Hampstead. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. About 57% of households in the streets around South Hampstead live in purpose-built flats, according to Census 2021. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
For a family home near The UCL Academy, deep drawers suit the bulky things families collect, from scooters to swimming kit. Winfield House, about 0.9 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, window seats can be scribed to follow a bay that is rarely square.

Flats, conversions and leaseholders
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.
Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.
Questions we’re often asked
My house in South Hampstead is Victorian. Can you deal with uneven walls?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Can you fit furniture in a home close to South Hampstead station?
Yes. We cover all of Camden and the rest of London. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.
Will a window seat work below a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. We don’t repair sashes or cills.
Do you move sockets or add lighting?
No. Electrical work isn’t something we do; it’s a job for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.
Do I choose the paint colour?
The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you have chosen.
Can I send pictures ahead of the visit?
Yes. They give us a feel for the space before we visit, along with rough sizes. It helps to show radiators, sockets and anything else on the wall.
Is bespoke worth it?
Ready-made benches are made in fixed widths and depths. A seat made for your window can use the full width and depth of the bay or recess, with drawers, a lift-up lid or a mix below. Standard units assume square rooms, and period homes seldom have them, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted pieces follow the wall and sit level.
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

How fitting works for window seats
Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.
- First we hear about your bay or window and what you’d like.
- We measure the window, the cill and any radiator or shutters.
- The design is agreed and a quote in writing follows. Take your time with it.
- Every part is made at our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every lid and drawer with you. A radiator grille, if there is one, lets the heat through.
Getting ready for fitting day
- Clear the walls of pictures and shelves
- Have your electrician move any sockets or switches beforehand
- Make sure pets are kept safely away
Getting a quote
If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To start, fill in our short enquiry form.

Storage is another big reason. A seat with a lift-up lid or drawers can hold toys, blankets, books or games. It adds storage without taking up more of the floor.
People typically get in touch with us about needs like these:
- A recess under the window doing nothing
- Wanting a seat without blocking the radiator
- A nursery or bedroom short of storage
