About our window seats in Hither Green
In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. Each side is measured and the seat is scribed to fit, so the seat follows the bay exactly. It is the kind of space where a ready-made bench never quite fits. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about needing more storage in the room and a nursery or bedroom short of storage.
A large share of the homes around Hither Green were built before 1919, and older houses have plenty of odd corners: the space under the stairs, the bay at the front, the alcoves, the hallway recesses and, where the loft has been converted, the eaves. That is where fitted storage comes in.
Once you’ve read the quote and decided to go ahead, the furniture is made in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

How it’s made
Pull-out drawers
Drawers can run the full width or be combined with a lid. Around a radiator, the drawers are placed to leave room for the heat. The design visit settles the mix.
Moisture-resistant MDF
Next to a cold window, a moisture-resistant grade of MDF is a good choice. It gives a smooth base for paint, and holds its shape in the bay.
How fitting works for window seats
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Parking on terraced streets can be tight, especially in a controlled parking zone, so it’s useful to tell us at the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.
- It starts when you contact us with a few details about the window, including any radiator under it.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
- A written quote follows, with the design, finish and fitting days set out.
- We make the seat, the lids or drawers and any grille in our workshop.
- The seat is fitted in your home and checked so the lids and drawers run well.
Before fitting day
- Let us know where the boiler and meters are
- Leave a clear route from the front door to the room
- Get any new sockets or wiring done by your electrician before fitting day
Getting a quote
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To send them over, get in touch through our contact form, and we will suggest a time for a design visit.
Advice
When you need someone else
Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:
- Making good the walls, which is for a plasterer or decorator
- Work on the window frame or glass
- Any change to radiator pipes, which needs a plumber
If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. How a job runs, step by step.

Hither Green homes and window seats
About 50% of the homes in the streets around Hither Green went up before 1919, and about 18% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Hither Green include Lee Public Library (Grade II*), less than half a mile north-east, and Church of St Swithun (Grade II), less than half a mile west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. About 23% of households in the streets around Hither Green live in flats in converted or shared houses, going by Census 2021 figures from the ONS. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
Close to Manor House Gardens? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. The wider area includes historic houses such as Queen's House, about 2 miles north. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. For an older house near Church of St Swithun, a radiator under the window just needs a grille in the seat front.

Looking after your furniture
A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:
- Clear the bay or window area before the design visit
- Think about the cushion you’d like and who will make it
- Bring paint colours you like to the design visit
- Note the position of any radiator and its pipes
We can give you the seat measurements for a cushion maker. Let the paint cure before the cushion goes on, to protect both the fabric and the finish.
Avoid standing on the seat to reach the window or curtains. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.
FAQs: window seats in Hither Green
My house in Hither Green is Victorian. Can you deal with uneven walls?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
How do you fit window seats in a flat in Hither Green?
At the design visit, we measure the way in along with the room itself. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.
What if the wall is cold or damp?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.
Should I send photos?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough measurements. To send them, fill in our short enquiry form.
Do you do the electrics?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
Can you build a window seat over a radiator?
Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.
Flats, blocks and rented homes
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.
