Window Seats in Ladywell
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make window seats for homes in Ladywell, each designed at a visit to your home.
- A radiator under the window getting in the way
- A sash window with space beneath it going to waste

Window seats for homes in Ladywell
Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. We check all of this at the design visit in Ladywell. People typically come to us about unused space below a sash window and looking for a reading spot by the window; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Where original shutters, doors or panelling survive, they’re worth designing around. With a large share of the homes around Ladywell built before 1919, fitted storage can be designed to sit alongside them. Door styles can be chosen to suit the age of the house, and painted to match. For a listed home, fixing into original joinery can need consent, so check first.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Flat-pack or bespoke?
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
Ladywell homes and window seats
About 58% of the homes in the neighbourhood around Ladywell went up before 1919, and about 17% since 2000, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. 7 conservation areas have at least part of their area less than a mile from the middle of Ladywell. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Red routes are run by TfL, with tight limits on where and when vehicles can stop. Where a home in Ladywell is on or beside a main road, it helps to mention that during the design visit. That way we can plan where to load and unload.
Near listed buildings like Church of St Mary the Virgin, under half a mile north of the centre of Ladywell, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features may need listed building consent. If you live near Ladywell Fields, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. For a flat near Ladywell station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Your questions about window seats in Ladywell
I live near Ladywell station. Is that in your area?
Yes. We cover all of Lewisham and the rest of London. You can send us a few details through our contact form to arrange a design visit.
Can parking be tricky on fitting day in Ladywell?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking at the design visit.
What materials do you use for window seats?
Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. The materials and finish are agreed in your quote.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Do I choose the paint colour?
You do. The paint colour is agreed with you before anything is painted.
Should I choose a lift-up lid or drawers?
It depends on what you will store and how often you will reach for it. A lid gives access to the whole space, good for blankets and occasional things, while drawers mean you do not have to move the cushion.
Fitting day, step by step
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Where a period house has been split into flats, the way in often goes through shared parts, so it is useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by arrangement.

Ask for a quote
A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. When you are ready, drop us a line using the contact form. After that, we arrange a visit to measure and discuss the design, then send a written quote.

Flats, conversions and lettings
If the property is let, we will need access agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.
Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.
What it costs
When we put a quote together, we consider:
- Spray painting or hand painting
- Walls and floors that are out of level or out of square
- Hanging rails, shelves, drawers and other fittings inside
- Where a van can park, like a permit bay or a bay suspension
The price comes in a written quote, worked out from the measurements and the design you choose. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Getting in touch
You don’t need exact measurements or a plan. It is enough to send:
- Approximate measurements of the space
- Any ideas or images you’ve saved
- What you’d like to store or use the space for
- Anything fixed to the wall that the furniture needs to work around
You do not need exact measurements to get started. Everything is measured properly when we visit. To arrange it, get in touch through our contact form with some details about the room. You receive a written quote after the visit.
Practical tips
A little care keeps the finish looking good. Here are our suggestions:
- Note the position of any radiator and its pipes
- Note whether your window has working shutters
- Decide if the seat is part of a larger piece
- Clear the bay or window area before the design visit
Wiping the seat with a soft, damp cloth is normally all it needs. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.
Lift lids gently and lower them carefully. It keeps the hinges and edges in good order. Avoid overloading drawers so they keep running smoothly.
