Sydenham Bespoke Kitchens

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make bespoke kitchens for homes in Sydenham, each designed at a visit to your home.

  • A larder for food and small appliances
  • A painted kitchen in a colour you choose

Made-to-measure kitchens in Sydenham

Homes built before 1919 make up about 40% of the housing in the neighbourhood around Sydenham, with about 28% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. The centre of Sydenham is within about a quarter of a mile of the Sydenham Thorpes Conservation Area. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you want to be certain, ask the council’s planning team. Parking on many inner London streets is controlled, with zones run by each borough. So a van fitting furniture in Sydenham typically needs a visitor’s permit, a paid parking bay or a bay suspension arranged through the council. Tell us what parking is near you at the design visit.

If your home is one of the older houses near Church of St Bartholomew, cabinets will be scribed to walls and floors that are rarely true. Kingswood House, about 1.2 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings can take larder cupboards right up to the top. If your home is as old as some of the listed buildings nearby, such as Church of St Bartholomew, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Sydenham is within the London Borough of Lewisham, about 3 miles north of New Cross. We design and make bespoke kitchens for homes in Sydenham and the rest of Lewisham. Sydenham is one of 22 places on our list for Lewisham.

Every home in SE26, SE20 and SE23 is within our area for bespoke kitchens, from the main roads to the quieter streets. You will find streets here such as Byne Road, Lucas Road and Cator Road, and we cover homes on all of them for bespoke kitchens. If you’re just outside Sydenham, we also cover Penge (1 mile south), Crystal Palace (1 mile south-west), Sydenham Hill (1 mile north-west), Perry Vale (1 mile north-east) and Anerley (1 mile south-west). We also make bespoke kitchens in nearby places like New Cross (3 miles north), St Johns (3 miles north-east), Deptford (4 miles north), Catford (2 miles north-east), Lewisham (3 miles north-east) and Surrey Canal (4 miles north).

Bespoke kitchens in Sydenham: what you get

Many people want a tall larder for food, tins and small appliances. A larder can have shelves, deep drawers and racks, sized to what you keep in them. In an alcove or at the end of a run, it can use space that would otherwise be wasted. If your home has a kitchen for a room that isn’t square and extra cupboard space, that is what kitchens are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Paint colour has a big effect in a kitchen, especially one that’s open to the living space. Cabinets can be spray-painted in the workshop or hand-painted on site. Whatever your home in Sydenham is like, the choice is yours, and the colour is agreed with you.

Our quotes are written in plain words. You’ll see what will be made, the boards used and the finish.

Flat-pack or bespoke?

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.

Made-to-measure kitchens or ready-made?

Ready-made ranges rarely include a larder or dresser that fits a particular alcove. We can build them to fit, with the same finish as the cabinets. Few rooms have truly flat walls and level floors, so standalone furniture can lean or leave gaps. Fitted furniture is scribed and levelled on site.

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that is part of the price. Every piece is quoted for your room after the design visit.

Take a look at how bespoke compares with ready-made and what to look for in a quote.

Before and after fitting day

These points come up often when people plan bespoke kitchens. They help whatever the room:

  • Choose your appliances before the design is final
  • Share the layout with your other trades
  • Allow space to walk round an island
  • Measure the route into the kitchen

Doors are hung and adjusted when we fit them. Houses move a little with the seasons, and hinges can be adjusted to keep the gaps even.

Talk to your plumber, electrician and a Gas Safe registered engineer early. The pipes, cables and gas supply need to suit the layout, and it’s easier when everyone works from the same design.

How we price bespoke kitchens

There’s no set price, because there is no set room. The things that affect it are:

  • Where a van can park, like a permit bay or a bay suspension
  • How many doors and drawers there are
  • The internal fittings
  • Awkward walls, sloping ceilings and uneven floors

We do not publish set prices, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing, with the materials and finish set out. To arrange a design visit, send us a few details through our contact form.

Helping us understand the room

Ahead of the design visit, we will normally ask about:

  • Whether it is a house or a flat, and if there are stairs or a lift
  • How you want to use the space
  • Where you live, with the postcode
  • Pictures showing the full wall, from floor to ceiling

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, drop us a line using the contact form.

How fitting day works

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. On fitting day, the sections are assembled, scribed to the walls and levelled. The fixings suit whatever the walls are made of. Saturday fitting is possible by prior arrangement.

  1. You get in touch and let us know about the room and how you cook.
  2. We visit to measure the room and go through the layout, the storage and where the appliances will sit.
  3. You receive a written quote for the kitchen cabinets. Plumbing, gas and electrics aren’t part of it: those are for your plumber, a Gas Safe registered engineer and your electrician.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the cabinets in your home, working around your plumber, your electrician and a Gas Safe engineer.

Getting ready for fitting day

  • Let us know if your street is in a controlled parking zone
  • Leave a clear route from the front door to the room
  • Let us know where the boiler and meters are

Getting a quote

It is useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To send them over, fill in our short enquiry form, and we will arrange a design visit.

Questions we are often asked

Will a conservation area stop me having bespoke kitchens fitted in Sydenham?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

I live near Sydenham station. Is that in your area?

Yes. We cover all of Lewisham and the rest of London. To get started, you can drop us a line using the contact form with some details about the room, and tell us about parking and access at the same time.

What finishes do you offer?

There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What are your kitchens made from?

We use moisture-resistant MDF and birch plywood, finished by spray painting or hand painting. Your quote sets out the materials and finish.

How are bespoke kitchens priced?

Prices are quoted for your room, once we’ve measured and talked through the design. The size of the room, the number of units and the finish all make a difference. For a design visit, get in touch through our contact form.

Do pictures help?

Yes. Pictures help us understand the room before the design visit, along with rough sizes. Show anything the furniture has to work around, such as radiators or sockets.
