Wall beds for homes in Sydenham

You need room in front of the cabinet to lower the bed, and that shapes the design. We think about where a chair, rug or desk will go, so the bed can come down without a shuffle. Most enquiries start with a home office that also sleeps guests and a storage wall with a bed inside; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

If your bedroom is in a period house, expect uneven walls and tall ceilings; in a newer flat, expect plasterboard and a lower ceiling. Your home in Sydenham could be either, or something in between. We scribe, level and fix to suit whichever you have. The height of the room decides how tall the pieces can be.

If the job needs another trade, such as an electrician or a plumber, we will tell you. The quote itself covers our work, from the design to the materials and finish.

Looking after your furniture

Fitted furniture is part of the room, so it’s worth looking after. Here are a few tips worth knowing:

  • Check your lease if you live in a flat
  • Plan a cupboard for spare bedding
  • Lower and lift the bed steadily
  • Give the paint time to cure fully

Keep to the mattress size and weight the mechanism allows, because a mattress outside those limits can affect the balance. If you change the mattress later, check it against those limits.

Leasehold flats can have rules on alterations, so check your lease early. Your lease is something to check with whoever manages the building.

Bedroom storage in Sydenham

In the streets around Sydenham, the largest groups of homes date from before 1919 (about 40%) and between 1945 and 1972 (about 28%), in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Sydenham, Historic England’s list includes Church of St Bartholomew (Grade II*), under half a mile north-west, and Church of All Saints (Grade II), less than half a mile east. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. An early word with the council’s conservation officer is the best first step. More than a third of the homes in the streets around Sydenham (about 40%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. A wall bed has to be fixed securely as its maker specifies, and in houses of that age the walls can be solid brick or lath and plaster, so the fixings are chosen with care.

Kingswood House, about 1.2 miles west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice. For families living near Kirkdale School, hanging rails set low at first can be raised later, as children get taller.

What it is made from

Bed mechanism housing

The bed sits inside a cabinet built around its mechanism, fixed securely as its maker specifies. When the bed is up, the front looks like cupboard doors.

Moisture-resistant MDF

On an external wall, moisture-resistant MDF is a sensible choice, alongside good ventilation.

Why people ask for wall beds in Sydenham

Working from home has changed how many spare rooms are used. The room needs to be an office and still sleep guests, and a wall bed makes that possible.

Most of the enquiries we get are about things like these:

  • A study that doubles as a spare room
  • A living room with a bed that folds away
  • A guest bed that disappears in the day
  • A flexible room for a growing family

Before you choose who makes it

  • Whether the quote says what the furniture is made from
  • Have they measured the stairs, lift and doorways?
  • Who does any electrics, plumbing or gas work
  • How the furniture will be finished, and where

What affects the cost of wall beds

When we put a quote together, we consider:

  • Doors and drawers, and how many
  • The finish: spray painted or hand painted
  • How big the furniture is
  • Access to the room, like stairs, lifts and narrow halls

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Before the design visit

A little information at the start saves time later. Where you can, include:

  • A few photos of the space, taken from the doorway and from each corner
  • Examples of the look you are after
  • What you’d like to store or use the space for
  • Rough sizes: width, height and depth

Getting a quote starts with some details: the room, rough measurements and some photos if you have them. To send them, use our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

What happens on fitting day

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. It is useful to clear the room and the route in before fitting day, including anything on the walls near the work. Floors and doorways are protected before anything comes in. Then the sections come in and are joined in place.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor.
  3. We send a quote in writing for the bed cabinet and storage, ready to check.
  4. The bed housing and any shelves are built in our workshop, from moisture-resistant MDF and birch plywood.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts.

Advice

Your questions about wall beds in Sydenham

Is parking a problem for fitting in Sydenham?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It is useful to let us know about parking at the measuring visit.

Do you cover homes near Sydenham station?

Yes, homes across Lewisham and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit.

Do I choose the paint colour?

You choose it. We agree the colour with you, and it’s set out in the quote.

Can I send photos ahead of the visit?

Yes. Pictures help us understand the room before the design visit. Show anything the furniture has to work around, like radiators or sockets.

Are fold-down beds safe to use?

Wall beds are made for regular use when fixed and used as its maker specifies. We fix the mechanism securely to a sound wall or floor, and the maker’s guidance on use should always be followed.

Does fitted furniture need planning permission?

Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
