Flats, conversions and lettings
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so the furniture can be made in sections that fit through without a struggle.
Bespoke kitchens in Shanklin Village
We make kitchens for homes in Shanklin Village and across London. We begin with a design visit, measuring the room and planning the layout, followed by a quote. Once agreed, the kitchen is built in our workshop and fitted in your home. How long the fitting takes depends on how many units there are and how the room is laid out, and the fitting days are agreed in your quote. We make kitchens from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are cabinets that suit lean and sloping walls and more storage in a small kitchen.
Around Shanklin Village, most households live in purpose-built flats, and many blocks have rules on lift booking, deliveries and working hours. Checking with the managing agent early keeps the day running smoothly. A leasehold flat may need consent for alterations, so check your lease first.
The quote comes in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Made for the room, or bought in a box?
A bespoke kitchen takes more planning than picking units from a range. In return, the storage, layout and finish are designed for you. Standalone furniture takes up floor without using the height of the room. Fitted furniture can go to the ceiling and fill a recess exactly.
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

How fitting day works
You are welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting and leaving everything tidy. How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and the fitting days are agreed in your quote. Where there is no lift, each section is sized to be carried up the stairs safely. The tightest landing sets the largest piece. The pieces are assembled in the flat.
- We start with how you cook and what the kitchen needs to hold. Larders, dressers and islands can all be part of it, where space allows.
- We visit to measure and go through the design and storage.
- A quote follows, covering the design and finish, ready for you to check.
- We build and finish the kitchen in our workshop.
- Fitting day: we fit the cabinets, and your plumber, electrician and an engineer on the Gas Safe Register handle the services.
How to prepare
- Clear the area where the furniture is going
- Let us know where the boiler and meters are
- Keep pets in another room while we work
Starting with a design visit
Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough measurements. To send them over, message us from the contact page, and we will suggest a time for a design visit.

FAQs: bespoke kitchens in Shanklin Village
Do you make bespoke kitchens for homes in Shanklin Village?
Yes. Shanklin Village is one of the places we work, along with the rest of Sutton and London. You can message us from the contact page to arrange a design visit.
Does a conservation area in or near Shanklin Village affect fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is there room for an island in my kitchen?
Where space allows, yes. There has to be comfortable space on every side, and we check this at the measuring visit. In a narrow kitchen, a longer run or a peninsula may suit better.
Can you come on a Saturday?
Yes, by arrangement. Tell us when you get in touch if a Saturday suits you best.
What happens during the design visit?
We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
Bespoke kitchens for homes in Shanklin Village
The biggest shares of homes in the neighbourhood around Shanklin Village were built between 1973 and 1999 (about 38%) and between 1945 and 1972 (about 29%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Shanklin Village is partly covered by a conservation area, going by Historic England’s data. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Strict stopping rules apply on red routes, which TfL runs. Where a home in Shanklin Village is on or beside a main road, it is useful to mention that at the measuring visit. Then we can work out where to load and unload.
Near listed buildings like Sutton Lodge, less than half a mile north-east of the centre of Shanklin Village, older homes may keep original joinery that kitchens can be designed around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Belmont station? Then the lift, the stair turns and the front door all set the largest piece that can come in. Bespoke or off-the-shelf?
Cost matters, and it is fair to say so: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.
Before and after fitting day
A few practical points help before and after fitting day. These are worth keeping in mind:
- Make sure walls are dry before cabinets go in
- Share the layout with your other trades
- Think about how the cabinets will get in
- Know your appliance sizes early
Don’t leave water sitting on painted cabinets, especially around the sink and dishwasher. Moisture-resistant MDF copes well, but standing water is best avoided.
It’s useful to know which appliances you want early. Their sizes shape the cabinets, and changing them later can mean changing the units.
