Questions from Vale of Health

Can you fit bespoke kitchens to the uneven walls of an older house in Vale of Health?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Is parking a problem for fitting in Vale of Health?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.

Do you handle the gas and electrics for the kitchen?

No. We make and fit the kitchen cabinets. Plumbing is done by your plumber, gas by a Gas Safe registered engineer and electrics by your electrician, and we plan the cabinets around their work.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.

Can I send pictures ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough sizes. You can send them when you fill in our short enquiry form.

Do I need the building owner’s consent?

Possibly. Leases vary, and some require the building owner’s consent for alterations. Your lease is something we cannot advise on, so it’s worth checking before fitting day.

How we make bespoke kitchens for Vale of Health

Many people want a tall larder for food, tins and small appliances. A larder can have shelves, deep drawers and racks, planned around what you store. In an alcove or at the end of a run, it can use space that would otherwise be wasted. Typical reasons to get in touch are a kitchen that fits an uneven room and an island where space allows, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Sash windows and back doors to the garden are common in older kitchens. With a large share of the homes around Vale of Health built before 1919, the layout is drawn around those fixed points. The sink position is agreed with your plumber. The worktop, sink and appliances are your choice.

Our quotes are written in plain words, without jargon. You will see what will be made, the boards used and the finish.

Is it time for bespoke kitchens?

People also want a kitchen that’s built to last and can be repainted, which suits a long-term home. Hand painting is simple to touch in or refresh over the years.

If any of these sound familiar, it is worth getting in touch:

  • Cabinets built around the appliances you choose
  • A kitchen island with room around it
  • Cabinets that suit lean and sloping walls
  • Open shelves with cupboards below

Living in a block of flats near Hampstead Heath station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Flats, leases and landlords

Landlords furnishing a let use fitted furniture too, often to make the most of a small or tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you get in touch.

Kitchens in Vale of Health homes

The biggest shares of homes in the neighbourhood around Vale of Health were built before 1919 (about 64%) and between 1919 and 1939 (about 10%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how kitchens are fixed and fitted. Vale of Health is partly covered by the Hampstead Conservation Area, one of the conservation areas recorded by Historic England. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you want to be certain, ask the council’s planning team. Around Vale of Health, about 64% of homes date from before 1919, well above the figure for Camden as a whole, about 49%, in the VOA’s 2025 council tax stock figures. So older-house details are more likely to come into the design of kitchens.

For families living near Christ Church Primary School, a kitchen with a spot for school letters and lunch boxes makes mornings easier. Close to Hampstead Heath? A cupboard by the back door for boots and coats can be built in with the kitchen.

What it costs

A few things affect what fitted furniture costs:

  • How square the room is
  • The number of doors and drawers
  • Parking and unloading on your street
  • The width and height of the space

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Getting in touch

There’s no need for exact sizes or plans. It’s enough to send:

  • Your postcode and the borough
  • How you want to use the space
  • Pictures of styles you like, if you have any
  • What kind of home it is, and which floor the room is on

If you know what you want, say so; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, message us from the contact page.

How fitting day works

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. To begin, send us a few details through our contact form; a brief note on the room and the kitchen you have in mind is plenty.
  2. At the design visit we measure up and plan the cabinets around the worktop, sink and appliances you choose.
  3. A written quote follows for the cabinets, materials and finish.
  4. The cabinets are made in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinets go in, scribed and set level, ready for your plumber, electrician and Gas Safe registered engineer to do their part.

Before fitting day

  • Keep pets in another room while we work
  • Mention any parking restrictions on your street
  • Move furniture and belongings away from the wall

Advice

Where other trades come in

We’re carpenters, so some jobs belong to other trades. It helps to know these before you plan the job:

  • Connecting a gas hob or cooker
  • New sockets or circuits
  • Painting the walls around the kitchen
