FAQs: built-in bookshelves in Avery Hill

Will parking be an issue for fitting furniture in Avery Hill?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.

I live near Falconwood station. Is that in your area?

Yes, homes across Greenwich and the rest of London are within the area we cover. You can use our contact form to arrange a design visit.

How long will the fitting take?

The time on site depends on how long and how tall the shelving is, and the fitting days are set out in your quote. We’ll explain what fitting day involves before we start.

Do I need permission to fit furniture in a leasehold flat?

Possibly. A lease can require consent for alterations. We can’t advise on leases, so please check yours.

Can you build bookshelves over a radiator?

We plan around it with care. Any shelving over or around a radiator needs room for the heat to move into the room. If you’d rather move it, that’s for a plumber.

What finishes do you offer?

You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

About our built-in bookshelves in Avery Hill

You can have fixed shelves, adjustable ones or a mix. Fixed shelves help brace the bookcase, while adjustable ones let you change the spacing as your books change. We often mix the two. Typical reasons to get in touch are empty alcoves that could hold books and bookcases that lean or wobble, and the answer is made in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Around Avery Hill, interwar houses or semi-detached and detached homes make up a good part of the housing. In a typical 1930s house, the front room has a bay at one end and a chimney breast with an alcove to either side, and that layout shapes where built-in bookshelves work best. Walls are often truer than in older houses, but they’re still measured carefully and scribed where they wander.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Materials and finishes

Spray-painted finish

Because the bookcase is sprayed before fitting, it arrives finished. Treat the shelves gently while the paint cures.

Birch plywood

How much a shelf bends depends on its span and what it carries. Birch plywood is stiff, which helps long shelves stay flat, particularly with a stiffening lip.

How fitting works for built-in bookshelves

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. The main stairs in houses of that age are usually straighter. The pieces are joined and fixed once in place.

What we don’t do

It’s worth being clear about where our work stops:

  • Knocking through or altering walls
  • Painting walls and ceilings around the shelving

If you are not sure what’s possible in your room, you can fill in our short enquiry form and we will give you a straight answer before you arrange a visit. Our process from visit to fitting.

Living-room storage in Avery Hill

The biggest shares of homes in the streets around Avery Hill were built between 1919 and 1939 (about 52%) and between 1945 and 1972 (about 25%), in the VOA’s 2025 council tax stock figures. That matters for built-in bookshelves, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 6 entries within half a mile of the centre of Avery Hill. You can check whether a particular building is listed on Historic England’s list. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If you live on or close to a main road in Avery Hill, let us know during the design visit. That way we can plan where to load and unload.

Eltham Palace, about 1.2 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. If you live near Shoulder of Mutton Green, built-in bookshelves can be planned to frame a window with a view rather than block it. For an older house near Church of Holy Trinity, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.

DIY, flat-pack or bespoke

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

What it costs

What it costs comes down to the materials and the time involved. The main factors are:

  • Hanging rails, shelves, drawers and other fittings inside
  • Parking and unloading on your street
  • Stairs, lifts and the route to the room
  • Doors and drawers, and how many

How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Getting in touch

To help us picture the room, please include:

  • Examples of the look you are after
  • Rough sizes: width, height and depth
  • The type of home and how the room is reached
  • Anything in the way, like radiators, sockets, switches, a boiler or meters

Getting a quote starts with a few details: which room it is, rough measurements and a couple of photos if you can take them. When you are ready, send us a few details through our contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.
