Materials and finishes
Hand-painted finish
A hand-painted finish suits bookshelves in an older house. You choose the colour, and refreshing it later is simple.
Moisture-resistant MDF
Cupboard doors in MDF stay flat and paint well. It has no grain to show through.
Built-in bookshelves in Fitzrovia: what you get
The right depth depends on your books. Paperbacks need much less depth than hardbacks, art books or records. Deep shelves let small books disappear behind each other, while shallow ones leave large books overhanging. A common answer is deeper cupboards or shelves at the bottom and shallower ones above. If your home has wasted wall space around a door or window and books with nowhere left to go, built-in bookshelves made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
With most households around Fitzrovia in purpose-built flats, getting the furniture into the building matters as much as the design. Built-in bookshelves are made in sections sized to go up the stairs, into the lift and through the front door, then joined and scribed in the room. A lease can require consent before you fix furniture to the walls, so it’s worth checking first.
After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Flat-pack or bespoke?
Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t normally do that in an older room.
Built-in living-room furniture in Fitzrovia
In the neighbourhood around Fitzrovia, the largest groups of homes date from before 1919 (about 38%) and the years since 2000 (about 21%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Fitzrovia, Historic England’s list includes Holy Trinity Church (Grade I), under half a mile west, and Church of All Souls (Grade I), less than half a mile south-west. For a listed home, changes inside that alter its character can require listed building consent from the council, for instance removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned beforehand, particularly for larger pieces.
Living in a block of flats near London Euston station? Then each piece is planned so it can be carried up and joined together in the room. The wider area includes historic houses such as Handel Hendrix House, about 0.8 miles south-west. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for built-in bookshelves.
Fitzrovia is about 1 mile east of St Pancras, in the London Borough of Camden. Anywhere in Fitzrovia, the process is the same: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. How fitting day works
When the fitting is done, we tidy the room and lift the floor protection. Before we leave, we go over the finished piece together. How long the fitting takes depends on how much shelving there is and how many cupboards sit below it, and the fitting days are set out in your quote. Where there is no lift, each section is sized to be carried up the stairs safely. The tightest landing sets the largest piece. The pieces are assembled in the flat.
- You get in touch and let us know about the wall and your books.
- We visit to measure the wall and discuss the design. Long spans and heavy books are planned for at this stage.
- Your quote follows, with the design, materials and finish set out, for you to look over.
- We make the shelves and carcasses in our workshop.
- We install the bookcase, set it level and fix it with fixings that suit the wall.
Getting ready for fitting day
- Book any lift and let the concierge or building manager know
- Move anything in the hall or on the stairs out of the way
- Clear the area where the furniture is going
Starting with a design visit
To make a start, message us from the contact page and tell us a little about the room and what you want the furniture to do. We then arrange a design visit to measure and talk through the design, and a written quote follows.
Advice
What affects the cost of built-in bookshelves
The price for your room depends on:
- The finish: spray painted or hand painted
- Tricky walls, sloping ceilings and uneven floors
- How easy it is to get the furniture into the room
- The internal fittings
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Your quote is written for your room once we’ve visited and measured.
Before the design visit
When you contact us, these help most:
- Pictures of styles you like, if you have any
- Radiators, sockets, pipes or meters on or near the wall
- What you’d like to store or use the space for
- Pictures showing the full wall, from floor to ceiling

Why people ask for built-in bookshelves in Fitzrovia
Collections of records, art books or objects need particular depths and heights. Off-the-shelf bookcases seldom have the right depth.
If you recognise any of these, it is worth talking to us:
- Wasted wall space around a door or window
- Shelves that sag under books
- Shelves packed two rows deep
- Shelving behind a desk for books and files
For families living near All Souls CofE Primary School, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else.
Choosing a carpenter
- Whether the quote says what the furniture is made from
- Who does any electrics, plumbing or gas work
- Whether the quote follows a visit to your home
- Whether you will get a quote in writing, not just a figure
Common questions about built-in bookshelves
Is Fitzrovia in the area you cover for built-in bookshelves?
Yes. Fitzrovia is one of the places we work, along with the rest of Camden and London. You can send us a few details through our contact form to arrange a design visit.
How do you fit built-in bookshelves in a flat in Fitzrovia?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
What finishes do you offer?
There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Should I send photos?
Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.
Do I need planning permission for fitted furniture?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
How long does it take to fit built-in bookshelves?
It depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. The bookcase is made at our workshop first, so the time in your home is mostly fitting and finishing.
