Window seats for your home in Fitzrovia
What it is made from
Moisture-resistant MDF
MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. The grade we use is moisture-resistant and paints well. Most of what you see on the finished seat is MDF.
Spray-painted finish
A spray-painted finish is smooth and even. It’s done in our workshop before fitting. The colour is agreed with you.
How we make window seats for Fitzrovia
A window seat can hide a surprising amount of storage. A lift-up lid is simple and gives access to the full depth, while drawers mean you don’t have to move a cushion to reach things. We’ll talk through which suits the way you use the room. Typical reasons to get in touch are a room with shutters and sashes that deserves a proper seat and standard furniture leaving gaps in a bay, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
One flat can have concrete, block and plasterboard walls side by side. Since most households around Fitzrovia live in purpose-built flats, each wall is checked before fixings are chosen. On a stud wall, heavier pieces stand on the floor and are tied back.
You get the quote in writing, so there’s time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Fitting day, step by step
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Sections come into the flat in the order they’re fitted, so the flat doesn’t fill up. Floors are covered and dust is kept down. The fixings suit each wall, whether solid or stud.

Common questions about window seats
How do you fit window seats in a flat in Fitzrovia?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Can parking be tricky on fitting day in Fitzrovia?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.
My walls are not straight. Is that a problem?
It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so there are no gaps at the sides.
Do I need permission in a conservation area?
Not typically. Conservation area controls are largely about how buildings look from outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.
Is it possible to have a window seat above a radiator?
Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.
Can you fit a window seat under a sash window?
Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself are not our work.
Flats, conversions and leaseholders
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We can’t advise on your lease.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.

Window seats in Fitzrovia: local notes
In the area around Fitzrovia, the largest groups of homes date from before 1919 (about 38%) and the years since 2000 (about 21%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List has 426 entries within half a mile of the centre of Fitzrovia. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. Much of inner London is covered by controlled parking zones run by the boroughs. So a van fitting furniture in Fitzrovia normally needs a visitor permit, a pay-and-display bay or a suspended bay arranged through the council. It helps to tell us about parking at the design visit.
For a family home near All Souls CofE Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. Handel Hendrix House, about 0.8 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, window seats can be scribed to follow a bay that is rarely square.
Fitzrovia is in the London Borough of Camden, about 1 mile east of St Pancras. Fitzrovia is part of the area we cover. We list Fitzrovia among 28 places we cover in Camden.
Design visits and fitting in NW1W, W1T and W1G work the same way as everywhere else we cover. Why people ask for window seats in Fitzrovia
Many people want a window seat for the storage beneath it. Under the seat there’s room for blankets, toys, books and more. It adds storage without taking up more of the floor.
If any of these sound familiar, it’s worth getting in touch:
- Nowhere to keep blankets, toys or books
- A ready-made bench that does not fit the bay
- Wanting a seat without blocking the radiator
- A recess under the window doing nothing
If you live in a period home close to Whitefield's Tabernacle, the deep reveals of an older window can frame a seat neatly.

Why bespoke in Fitzrovia?
A standalone bench can be moved, which is useful if you rent or plan to move soon. Fitted seats stay with the house, and they make more of the window. Which suits you depends on your plans. Big standalone units do not always fit the lift or the turn on the stairs, whereas fitted furniture comes in sections made for the way in. It is then put together in the room.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Tell us about parking at the measuring visit, so it can be planned.
