Questions we’re often asked

Do you cover homes near Farringdon station?

Yes. We cover all of Camden and the rest of London. You can tell us about the room on our contact form to arrange a design visit, and let us know about parking and access at the same time.

Does a conservation area in or near Holborn affect fitted furniture?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Who chooses the colour?

You do. We agree the colour with you, and it’s set out in the quote.

How is the furniture painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.

How do you get large furniture into a flat?

We plan the route in at the design visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.

Can you put a walk-in wardrobe in part of a bedroom?

Yes. A run of units can define a dressing area, while any new walls are for your builder.

Walk-in wardrobes for homes in Holborn

Lighting makes a big difference in a dressing room. Wiring for new lights is a job for your electrician. We plan the units with your electrician’s work in mind, and agree the details at the design visit. Most enquiries start with the right mix of long and short hanging and setting aside a corner of a large bedroom, and the answer is built in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

With most households around Holborn in purpose-built flats, mansion blocks and modern blocks are both possible. A mansion block bedroom may have a chimney breast, high ceilings and walls that aren’t straight, while modern flats tend to have plasterboard partitions. The fixings are chosen for whichever wall you have.

We write quotes in plain English. You’ll see what will be made, the boards used and the finish.

Boards, parts and paint

Hanging rails

Long hanging is kept for coats and dresses, and the rest can be double hung.

Birch plywood

We use birch plywood where strength matters, which suits drawer boxes and shelves. Its layered edge can be shown or painted.

Flats, conversions and leaseholders

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the design visit.

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We cannot give advice on leases.

Bedroom storage in Holborn

The biggest shares of homes in the neighbourhood around Holborn were built before 1919 (about 44%) and since 2000 (about 20%), going by the Valuation Office Agency’s 2025 council tax figures. That matters for walk-in wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Holborn include The Chapel (Grade I), under half a mile south, and Nos. 16-23 (Grade I), under half a mile south. If you live in a listed building, fixing into or taking out original features such as panelling may need listed building consent. Check with the council’s conservation officer first. Much of inner London is covered by controlled parking zones run by the boroughs. That normally means a van in Holborn needs a visitor permit, a paid bay or a bay suspension through the council. It’s useful to tell us about parking at the measuring visit.

For a family home near St Alban's Church of England Primary School, hanging rails set low at first can be raised later, as children get taller. Living in a block of flats near Farringdon station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. The wider area includes historic houses such as Dr Johnson's House, about 0.4 miles south-east. If your own home is a period one, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.

Fitting day, step by step

If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully. How long the fitting takes depends on the room and how much is fitted into it, and we confirm the fitting days in your quote. Drilling can be heard through the walls and floors of a block, and many buildings limit noisy work to certain hours. Fitting day is planned around any rules your building has. Saturday work is by arrangement where the building permits it.

  1. You get in touch and tell us about your clothes, shoes and bags and how you get ready.
  2. We visit to measure up and work out the layout inside, including any dressing table.
  3. A quote in writing follows, setting out the layout, materials and finish.
  4. We build the carcasses, shelves and drawers in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units in your home, then put in the rails, shelves and drawers at the heights we agreed.

Getting a quote

A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you’re ready, fill in our short enquiry form. We’ll then arrange a design visit and follow it with a quote in writing.

Is bespoke worth it?

A bespoke walk-in wardrobe takes more planning than buying a system, and it costs more. In return, the layout is built around your clothes and your room. Ready-made units can’t follow the boxing and risers found in many flats, so it ends up with gaps or blocks access. Fitted furniture is built around them.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Flat-pack or bespoke?

Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
