Osidge Built-in Bookshelves

We make built-in bookshelves for homes in Osidge, designed around the room you have. We design your built-in bookcase at a visit to your home, make it in our workshop and fit it.

  • Shelving behind a desk for books and files
  • Storage for children’s books and games

Built-in bookshelves for homes in Osidge

Books weigh a lot, and a wall of them puts real load on the fixings. Each bookcase is fixed with fixings chosen for the wall, whether that is solid brick, lath and plaster or a stud wall. If a wall is weak or the plaster is loose, it is best put right before fitting. Most enquiries start with bookcases that lean or wobble and bookshelves in keeping with an older house; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

In a semi from the 1920s or 1930s, the front room typically has a bay at one end and a chimney breast on the side wall. Around Osidge, interwar houses, semis and detached homes make up a big part of the housing, so it’s a layout worth planning for. Built-in bookshelves normally go on the chimney breast wall, leaving the bay clear.

A quote in writing follows the design visit. It sets out the design we have talked through, the materials and the finish, so it is clear what’s included.

When is bespoke worth it?

It is worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

Common questions about built-in bookshelves

Is Osidge in the area you cover for built-in bookshelves?

Yes. Osidge is one of the places we work, along with the rest of Barnet and London. To get started, you can fill in our short enquiry form with some details.

Does a conservation area in or near Osidge affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

What if the stairs or lift are small?

We plan the route in at the design visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.

What if my walls and floors are out of level?

Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base.

What happens if there is a radiator where I want shelves?

We plan around it with care. We leave space so heat isn’t trapped. Moving a radiator is a plumber’s job.

How deep should bookshelves be?

It depends on what you keep. Paperbacks need much less depth than art books or records. We plan depths around your collection during the design visit.

When you need someone else

Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:

  • Electrical work, like new sockets or switches, which is for your electrician
  • Moving a radiator, which is a plumber’s job
  • Painting walls and ceilings around the shelving

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

The problems built-in bookshelves solve

For some, the aim is a home library or a quiet study. A room lined with books feels different and can take a desk or reading seat too.

Here are some of the needs we’re asked about most:

  • Books piled on the floor
  • Empty alcoves that could hold books
  • Shelves that suit a period room
  • Room for a record collection

Close to Oak Hill Park? Shelving that stops short of the window keeps the view of the green.

Questions to ask before you hire anyone

  • Real projects you can actually look at
  • How the doors are hung and adjusted
  • Will other trades be needed, and who arranges them?
  • Where they’ll park and unload

How fitting day works

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and the fitting days are set out in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.

  1. You contact us with some details about the wall and your books.
  2. We visit to measure up, look at the wall and agree shelf depths and spacing.
  3. We send a quote in writing with the design, materials and finish, including spray or hand painting.
  4. We build the shelving in our workshop, sizing each shelf for what it carries.
  5. We fit it in your home, scribed to the walls and fixed to suit them. Fixings are chosen to suit brick, plaster or stud walls.

Before fitting day

  • Take anything hanging off the wall we are fitting to
  • Clear the area where the furniture is going
  • Make sure pets are kept safely away

Starting with a design visit

Advice

Caring for painted furniture

Getting the most from built-in bookshelves starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Measure your tallest and deepest books
  • Estimate how many metres of books you have
  • Think about whether a radiator should move before fitting
  • Plan any sockets or wiring with your electrician before fitting

Keep a record of the colour for future touch-ups. Small marks on a hand-painted finish are simple to touch up.

Overloading is the main cause of sagging. Mention any heavy collection you plan to add when we design the shelves, so we can allow for it.

Built-in living-room furniture in Osidge

About 52% of the homes in the streets around Osidge went up between 1919 and 1939, and about 14% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Osidge include Parish Church of St Mary the Virgin (Grade II*), about 0.6 miles west, and Church of St Andrew (Grade II), under half a mile east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. An early word with the council’s conservation officer is the best first step. About 52% of homes in the area around Osidge date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Houses from the 1920s and 1930s often have a bay window and a chimney breast in the front room, which shape where built-in bookshelves go.

For a flat near Oakleigh Park station, built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If your home is one of the older houses near St Andrew's Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.
