Built-in bookshelves in Osterley
Shelving near a radiator needs some thought. Heat has to rise and move into the room, so any shelving over or around a radiator is planned with a gap or an open front. Some people prefer to keep the shelves clear of the radiator altogether or have a plumber move it first. Typical reasons to get in touch are empty alcoves that could hold books and somewhere to keep toys and books tidy; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
With interwar houses or semis a big part of the picture around Osterley, many living rooms have been opened up to the dining room behind. That leaves a long room with a chimney breast on one side, which suits built-in bookshelves along that wall. At the design visit we plan any cable routes and ventilation the room needs.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Pricing built-in bookshelves in Osterley
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- Tricky walls, sloping ceilings and uneven floors
- What goes inside: rails, shelves, drawers and dividers
- Stairs, lifts and the route to the room
- Parking near your home
There’s no price list, because every piece is designed for one room. Instead, we measure, talk through the design and then quote in writing. To start, message us from the contact page.
What we need to know
You don’t need exact measurements or a plan. Just send what you can:
- What the furniture needs to hold
- The type of home and how the room is reached
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Any ideas or images you have saved
You do not need exact measurements to get started. We measure everything properly during the design visit, along with the walls, floor and ceiling. To get started, message us from the contact page with a few details about the room. You receive a quote in writing after the visit.

How fitting day works
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, then checked again. How long fitting takes depends on how long and how tall the shelving is, and we confirm the fitting days in your quote. It’s useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.
- You contact us about shelving around a door, a window or a chimney breast.
- We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
- A written quote follows, with the design, materials and finish.
- The sections are made in our workshop from moisture-resistant MDF and birch plywood.
- We fit the shelving in your home, scribing the edges to follow the walls and ceiling.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
Preparing the room
- Clear the hallway and stairs so the sections can come through
- Have your electrician move any sockets or switches beforehand
- Empty the space we will be working in

Osterley homes and built-in bookshelves
In the area around Osterley, the largest groups of homes date from between 1919 and 1939 (about 53%) and between 1973 and 1999 (about 15%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Osterley, Historic England’s list includes Osterley House (Grade I), less than half a mile north, and Osterley House Stables (Grade I), under half a mile north. If your own home is listed, works inside that affect its character, like fixing into or removing original joinery, may need listed building consent. Ask the council’s conservation officer before anything is fixed. Strict stopping rules apply on red routes, which TfL runs. If your home is on or just off a main road, it helps to mention it. That way we can plan where to load and unload.
If your children go to Isleworth and Syon School for Boys or a school nearby, shelving with deep cupboards below keeps books, games and school things in one place. If you live near Inwood Park, shelving that stops short of the window keeps the view of the green. If your home is one of the older houses near St Mary's Church, the alcoves beside a chimney breast are the natural place for built-in bookshelves.

DIY, flat-pack or bespoke
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is easy to buy.
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
Common questions about built-in bookshelves
Do you make built-in bookshelves for homes in Osterley?
Yes, Osterley is within the area we cover, which takes in all of Hounslow and the rest of London. The first step is a design visit, where we measure and talk through the design, and then we send a quote.
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Can my walls take a full bookcase?
The wall is checked when we measure. Fixings are chosen to suit solid brick, lath and plaster or a stud wall, and heavy loads are fixed into sound structure. Loose plaster or a weak wall needs repairing before fitting.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and talk through the design with you. Access and parking are worth talking about too, and a quote in writing follows.
What if the wall is cold or damp?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
Can built-in shelves be adjustable?
It’s your choice: fixed, adjustable or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. A mix often works best.
How it is made
Birch plywood
How much a shelf bends depends on its span and what it carries. Birch plywood is stiff, which helps long shelves stay flat, especially with a stiffening lip.
Plinths and scribe strips
In older houses, we usually scribe the sides and the top. It is what makes shelving look part of the room.
Caring for painted furniture
Most of what helps is simple. What we’d suggest:
- Think about whether a radiator should move before fitting
- Mention anything very heavy, such as records or large art books
- Think about cupboards below for things you’d rather hide
- Tell us about parking and access at the measuring visit
Load the shelves gradually and evenly. Put the heaviest books on lower shelves and near uprights.
Watch for damp marks on external walls behind the shelves. Damp needs its cause fixing by the right trade.
