FAQs: built-in bookshelves in Woodlands

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

Is parking a problem for fitting in Woodlands?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

Do built-in bookshelves have adjustable shelves?

They can be, and many people choose a mix. We normally keep some shelves fixed for strength.

Do you fit furniture for landlords?

Yes. We make and fit furniture for landlords furnishing a let as well as for homeowners. Access has to be agreed with the tenants for the visit and for fitting day.

Can I send pictures before the visit?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you drop us a line using the contact form.

Do I need to be in when you fit?

We need someone to let us in. It is good to have someone there at the end to look over the work with us.

Built-in bookshelves for homes in Woodlands

Books weigh a lot, and a wall of them puts real load on the fixings. We fix built-in bookshelves to sound walls with fixings that suit how the wall is built, from solid brick to lath and plaster or plasterboard on studs. Loose plaster or a weak wall should be dealt with first. Typical reasons to get in touch are bowing shelves in an old bookcase and bookshelves in keeping with an older house; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Lots of semis and interwar houses have been extended at the back or had the back rooms knocked through, which matters around Woodlands, where homes like these are a big part of the housing. A long through room gives built-in bookshelves a whole wall to work with, or mark out the sitting end from the dining end. New plasterboard in an extension and older brick or block in the original house take different fixings.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flats, conversions and lettings

Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We cannot advise on your lease, so check it yourself or ask your managing agent.

Built-in bookshelves for homes in Woodlands

Homes built between 1919 and 1939 make up about 32% of the housing in the streets around Woodlands, with about 25% built since 2000, in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The Woodlands Grove Conservation Area is close by, within about a quarter of a mile of the centre of Woodlands. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. It applies to the vans that deliver and fit furniture in Woodlands, as it does anywhere else in London. We plan parking and access with you during the design visit.

If you live near Inwood Park, built-in bookshelves can be arranged to keep the window and the light clear. Near listed buildings like Gumley House (convent), about 0.6 miles east of the centre of Woodlands, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features. If your home is one of the older houses near Church of St Mary the Virgin, picture rails and cornices give built-in bookshelves a line to finish at.

Made for the room, or bought in a box?

With off-the-shelf shelving, you’re limited to the maker’s finishes. We paint ours in the colour you choose, so they can match the walls or stand out. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.

There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Fitting day, step by step

The last stage of the day is the finish. With a spray finish from the workshop, there is usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so let us know during the design visit. Otherwise, details of permits or nearby bays help. Floors and doorways are protected while the pieces come in.

  1. To begin, message us from the contact page; a brief note on the books and objects you want on show is plenty.
  2. We visit to measure, check how the wall is built and plan the spans, because long shelves under heavy books need a thicker shelf, a lip or a support.
  3. Your written quote sets out the shelving and the finish.
  4. In our workshop we make the shelves from birch plywood or moisture-resistant MDF, sized for the span and the load.
  5. The bookshelves are fitted and fixed securely, with the finish sprayed in the workshop or painted by hand on site.

Getting ready for fitting day

  • Book any lift and let the concierge or building manager know
  • Have your electrician move any sockets or switches beforehand
  • Keep pets out of the room and the hallway

Getting a quote

Getting a quote starts with a few details: the room, rough measurements and some pictures if you have them. When you’re ready, get in touch through our contact form. We will then arrange a design visit and follow it with a written quote.

Advice

What it costs

The price reflects the time and materials the job needs. That depends on:

  • The width and height of the space
  • Stairs, lifts and the route to the room
  • Parking and unloading on your street
  • Whether you choose a spray or hand-painted finish

We do not publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To start, fill in our short enquiry form.

Getting in touch

The more you can tell us at the start, the better the design visit goes. It is useful to include:

  • A few pictures of the space, taken from the doorway and from each corner
  • Anything fixed to the wall that the furniture needs to work around
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Examples of the look you are after

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, especially with rough measurements. To share them, fill in our short enquiry form, and we will suggest a time for a design visit.

Flat-pack or bespoke?

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
