Honest limits

We do not treat damp or carry out building work, and there are a few other limits too:

  • Lease checks, which are for you and your building’s managers
  • Plastering or decorating the room
  • Building work to make a wall sound

If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. Our process from visit to fitting.

What it’s made from

  • Hand-painted finish
  • Shelves or a desk alongside
  • Spray-painted finish
  • Fold-down bed mechanism
  • Moisture-resistant MDF
  • Birch plywood

How we make wall beds for Osterley

The mattress has to suit the mechanism, because the mechanism maker sets limits on size, depth and weight. We’ll talk through what suits the bed during the design visit, so the mattress you choose fits. We make wall beds from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are a guest room that sits empty most of the time and a guest bed that disappears in the day.

Many 1930s houses have had a loft conversion, adding a bedroom under a sloping ceiling, and that slope can be used for storage built to the angle. A big part of the housing around Osterley is interwar, semi-detached or detached. Our part starts once the loft has been converted, and the furniture is scribed to the slope and the walls.

A written quote follows the design visit. It sets out the design we have talked through, the materials and the finish.

Flats, blocks and rented homes

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through without a struggle.

Before and after fitting day

Getting the most from wall beds starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Mention if the wall is a stud wall
  • Plan a cupboard for spare bedding
  • Leaseholders: check your lease first
  • Choose a mattress that suits the mechanism

Small marks on a hand-painted finish can be touched up. Spray-painted finishes clean easily with a soft cloth and keep their smooth look.

Measure the space in front of the wall, not just the wall. The bed needs room to fold down, so think about where a chair or desk will go.

Fitting day, step by step

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. How long the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so it is worth mentioning at the measuring visit. Otherwise, details of permits or nearby bays help. Floors and doorways are protected while the pieces come in.

  1. It starts with a short note from you.
  2. At the design visit we agree the layout and the colour.
  3. A quote in writing follows.
  4. We build the cabinets in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit everything in your home and check the bed lowers and lifts smoothly. New paint needs gentle use while it cures.

How to prepare

  • Check the building’s rules for trades and lift bookings
  • Move anything in the hall or on the stairs out of the way
  • Get any new sockets or wiring done by your electrician before fitting day

Arranging a design visit

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a written quote. To arrange the visit, message us from the contact page.

Advice

Your questions about wall beds in Osterley

Can parking be tricky on fitting day in Osterley?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking during the design visit.

I live near Isleworth station. Is that in your area?

Yes. We cover all of Hounslow and the rest of London. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Do you do the electrics?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

Do I need permission in a conservation area?

Not normally. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character can need listed building consent, so ask the council’s conservation officer.

Are fold-down beds safe to use?

A wall bed is designed to be used regularly when fixed and used as its maker specifies. We fix the mechanism securely to a sound wall or floor, and you should follow the maker’s guidance on lowering and lifting it.

Wall beds for homes in Osterley

The biggest shares of homes in the neighbourhood around Osterley were built between 1919 and 1939 (about 53%) and between 1973 and 1999 (about 15%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Osterley is partly covered by the Osterley Park Conservation Area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. About 53% of homes in the area around Osterley date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Many interwar houses have a small room over the stairs, a good spot for fitted furniture built around the bulkhead.

If you live near Inwood Park, a bedroom facing the green is best kept light, with the furniture on the side walls. For a flat near Isleworth station, each piece is planned so it can be carried up and joined together in the room. If your home is one of the older houses near St Mary's Church, a bedroom chimney breast and its alcoves often shape where wall beds go.
