Wall beds in West Kensington

Wall beds in West Kensington: what you get

Many people now work from home in a room that also has to sleep guests. A wall bed with a desk or shelves beside it lets the room do both, so the bed doesn’t dominate the working day. We can allow for cables to the desk, while new sockets are for your electrician. People normally come to us about a living room with a bed that folds away and somewhere comfortable for guests to sleep, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. That layout is worth knowing around West Kensington, where a large share of homes were built before 1919. Storage can go in each recess, with a bridge of cupboards over the chimney breast. The flue behind is kept ventilated, and any damp is sorted first.

A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

Questions we are often asked

Can you fit furniture in a home close to Kensington Olympia station?

Yes. We cover all of Hammersmith and Fulham and the rest of London. To get started, you can tell us about the room on our contact form with some details about the room, and tell us about parking and access at the same time.

Will parking be an issue for fitting furniture in West Kensington?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to let us know about parking at the measuring visit, so we can plan the day around it.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch.

How much time does fitting need?

The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days.

Do you do the electrics?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

Can you fit furniture to uneven walls?

Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Wall beds in West Kensington: local notes

In the area around West Kensington, the largest groups of homes date from before 1919 (about 68%) and between 1973 and 1999 (about 11%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Part of West Kensington is in a conservation area, going by Historic England’s data. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. About 53% of households in the area around West Kensington live in purpose-built flats, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

For families living near The Fulham Boys School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. The wider area includes historic houses like Garden Lodge, about 0.4 miles north-east. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design. If you live in a flat close to Kensington Olympia station, it helps to book the lift and tell the concierge before fitting day.

Bespoke wall beds or ready-made?

Ready-made wall bed units are available and typically cost less, and in a straightforward room they may be enough. They’re made in standard sizes, so they may not suit uneven walls, low ceilings or alcoves. A bespoke cabinet is built for the room. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so you end up with gaps, wobbles and units that don’t meet the skirting. Fitted pieces follow the wall and sit level.

Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.

Flats, blocks and rented homes

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the design visit.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising during the design visit.

Flat-pack or bespoke?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.

Cost matters, and it’s fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Parking on terraced streets can be tight, particularly in a controlled parking zone, so it’s useful to tell us during the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish, ready to check.
  4. The bed housing and any shelves are built in our workshop.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts. We show you how the bed works before we leave.

Before we arrive

  • Mention any parking restrictions on your street
  • If you live in a block, book the lift and tell the building manager
  • Clear the area where the furniture is going
