Questions we are often asked
Will parking be an issue for fitting furniture in Albany Park?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit, so we can plan the day around it.
Is Albany Park in the area you cover for fitted wardrobes?
Yes. Albany Park is one of the places we work, along with the rest of Bexley and London. You can drop us a line using the contact form to arrange a design visit.
How do you get fitted wardrobes into a flat?
The wardrobes are made in sections sized to get up the stairs, into the lift and through the doors. That is why we measure the route, not just the room. In a leasehold flat, it’s worth checking the lease first.
Do you move sockets or add lighting?
No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We’ll design around them.
Does fitted furniture need planning permission?
Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.
Is it OK to put a wardrobe on an outside wall?
Yes. We plan ventilation behind and inside wardrobes on external walls, using moisture-resistant MDF. Any existing damp needs dealing with before fitting.
Fitted wardrobes in Albany Park: what you get
A fitted wardrobe is built into the room itself, running floor to ceiling and wall to wall where the space allows. That leaves no gap above to gather dust and no wasted space at the sides. For a bedroom in Albany Park, the first step is a design visit to measure up and discuss the design. People usually come to us about wardrobes that are full to bursting and clothes with nowhere proper to go; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Some post-war homes have lightweight partitions between bedrooms, so tall pieces stand on the floor and are fixed back where the wall allows. Because many homes around Albany Park date from between 1945 and the early 1970s, we check every wall at the design visit. Loads are planned so nothing depends on a weak wall.
A written quote is the clearest record of what we’ve agreed. It describes the fitted wardrobe we’ve designed for the room, what it’s made from and how it’s finished, and the workshop works from it.

Flats, conversions and lettings
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.
If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you.

DIY, flat-pack or bespoke
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t normally do that in an older room.
Before and after fitting day
Fitted furniture is part of the room, so it is worth looking after. A few pointers help:
- Move furniture away from the wardrobe wall in advance
- Check the route into your flat, not just the room
- Count how much long hanging and short hanging you need
- Let us know about any damp you’ve seen on bedroom walls
With sliding doors, vacuum the track now and then to keep them running smoothly. Do not let shoes or bags sit in the track.
Avoid drying clothes in the bedroom where you can. A little ventilation in the room helps.
Why bespoke in Albany Park?
Bought wardrobes are made in set sizes, which leaves gaps above and beside them. A fitted wardrobe runs to the ceiling and the walls, so the space is used and there is nowhere for dust to collect on top. A ready-made unit pushed back to the wall leaves a gap above the skirting, and that gap catches dust and wastes depth. Built-in pieces sit tight to the wall, scribed over the skirting.
We do not publish set prices, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To start, use our contact form.

Fitted wardrobes in Albany Park: local notes
Homes built between 1945 and 1972 make up about 30% of the housing in the neighbourhood around Albany Park, with about 20% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The Christ Church Conservation Area is close by, within about a quarter of a mile of the centre of Albany Park. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. Detached and semi-detached houses are home to about 40% of households in the streets around Albany Park, based on Census 2021. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
Danson House, about 2.2 miles north, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give fitted wardrobes room to reach the cornice. Close to Waring Park? Morning light matters, so tall pieces go where they will not shade the window. For families living near Birkbeck Primary School, hanging rails set low at first can be raised later, as children get taller.

From workshop to your room
Finishing comes last. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Stairwells in post-war blocks can have tight turns, so the size of each section is set by the stairs as well as the lift. Letting the caretaker or managing agent know beforehand helps. We cover the floors in shared areas on the way in.
