Fitted wardrobes in Kensington: what you get
Loft conversions, common in London terraces, often leave sloping ceilings. We can shape a wardrobe to follow the ceiling line, with long hanging at the tall end and shelves or drawers where it gets lower. It turns an tricky corner into storage. If you’re living with musty smells in a wardrobe on a cold wall and gaps above and around standalone wardrobes, fitted wardrobes made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
Sash windows are common in Victorian and Edwardian houses, and the window position and deep reveals affect where furniture can go. For one of the older homes that make up a large share of the housing around Kensington, the layout lets the sash open fully and keeps the light unblocked. Doors are chosen and hung so they clear the bed, the radiator and the door to the room.
We write quotes in plain English. They say what will be made, what it is made from and how it will be finished.

Where other trades come in
It is useful to know what’s outside our work before you plan:
- Converting a loft (we build storage in lofts that are already converted)
- Fixing the cause of condensation or damp
- Removing walls, chimney breasts or any structural work
Not sure whether your space suits fitted wardrobes? You can message us from the contact page and we’ll tell you before you arrange a visit. Our process from visit to fitting.
What it’s made from
- Hanging rails, shelves and drawers
- Hand-painted finish
- Birch plywood
- Hinged or sliding doors
- Moisture-resistant MDF
- Spray-painted finish
Fitting day, step by step
Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Terraced streets in London are often lined with parked cars, so it’s useful to tell us at the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.
- You get in touch and tell us about the room.
- At the design visit we measure the room and agree the layout and doors.
- Your written quote follows, setting out the design, materials and finish.
- The wardrobes are built in our workshop from moisture-resistant MDF and birch plywood, then sprayed if you chose a spray finish.
- The wardrobes are fitted and scribed, with any hand painting done in the room.
- At the end we check each door and drawer with you; fresh paintwork needs gentle handling while it cures.
Preparing the room
- Arrange any electrical changes with your electrician beforehand
- Move anything in the hall or on the stairs out of the way
- Let us know where the boiler and meters are

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To send them over, send us a few details through our contact form, and we will suggest a time for a design visit.

FAQs: fitted wardrobes in Kensington
Can you fit fitted wardrobes to the uneven walls of an older house in Kensington?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Will a conservation area stop me having fitted wardrobes fitted in Kensington?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is the furniture spray painted or hand painted?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
Is it possible to have storage over the bed?
Yes. Storage around a bed makes good use of a wall that is often wasted, with wardrobes at the sides and cupboards overhead. We measure the bed and the room at the design visit.
Hinged or sliding doors: which suits my bedroom?
Both work well, depending on the space. Hinged doors give full access but need clear space in front; sliding doors suit narrow rooms, though only part of the inside is open at once. We talk through both at the measuring visit.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you.
Practical tips
Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:
- Let us know which walls face outside
- Think about where you’ll keep shoes, bags and folded clothes
- Check your lease before fixing furniture to walls in a leasehold flat
- Look at how many long coats and dresses you have
Hang clothes evenly along each rail rather than packing one end. Heavy coats are best on a short rail or near a support, so the rail stays straight.
Make sure vents at the top or bottom of the wardrobe aren’t blocked. Watch for musty smells or marks on clothes and have the cause looked at early.
Fitted bedroom furniture in Kensington
The biggest shares of homes in the streets around Kensington were built before 1919 (about 69%) and between 1973 and 1999 (about 10%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Kensington is in the Holland Park Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you are unsure, check with the council before work starts. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Kensington and Chelsea included. It applies to every van that comes to fit furniture in Kensington. How the van gets to your door is planned at the measuring visit.
If you live in a flat close to Kensington Olympia station, it is useful to book the lift and tell the concierge before fitting day. If you live near Holland Park, a bedroom facing the green is best kept light, with the furniture on the side walls. For an older house near Church of St Barnabas, tall ceilings give fitted wardrobes room to reach the cornice.
Kensington is within the Royal Borough of Kensington and Chelsea. Design visits and fitting in Kensington can be on a Saturday, by arrangement. Kensington is one of 13 places on our list for Kensington and Chelsea.
In W11, W8, W14 and SW7, the process is the same as anywhere else in London. We cover homes on streets such as Kensington High Street, Edwardes Square and Somerset Square, along with the roads around them, whether you want fitted wardrobes or another piece made for the room. Kensington is near the A402 and B316; on busy main roads, unloading fitted wardrobes takes a little planning. Neighbouring places we cover for fitted wardrobes include Holland Park (1 mile north), Notting Hill (1 mile north), Shepherd's Bush (1 mile west), Notting Dale (1 mile north) and White City (1 mile north-west). We also make fitted wardrobes in nearby places like Brompton (2 miles east), Chelsea (2 miles south-east), World's End (2 miles south-east) and North Kensington (2 miles north-west).
Local landmarks in Kensington
The streets we cover here include those near Kensington School, Holland Park School and Abdus Salam Library, among other places. There’s a railway station in Kensington itself: Kensington Olympia station. A little further out are Kensington Arcade (less than half a mile east) and St Mary Abbot's Hospital (0.5 miles east). For a walk, there’s The Long Water and Campden Hill.
When is bespoke worth it?
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
What affects the cost of fitted wardrobes
There’s no set price, because there’s no set room. The things that affect it are:
- Hanging rails, shelves, drawers and other fittings inside
- How square the room is
- Spray painting or hand painting
- Where a van can park, like a permit bay or a bay suspension
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside.
Helping us understand the room
The more you can tell us at the start, the better the design visit goes. When you get in touch, it helps to send:
- What you’d like to store or use the space for
- Pictures of styles you like, if you have any
- Rough measurements: width, height and depth
- Pictures showing the full wall, from floor to ceiling
If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To start, drop us a line using the contact form.
