Wall beds in Avery Hill: local notes

Homes built between 1919 and 1939 make up about 52% of the housing in the streets around Avery Hill, with about 25% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List records 6 entries within half a mile of the centre of Avery Hill. Where a home in Avery Hill is on or beside a main road, it helps to mention that at the measuring visit. We can then plan where the van will stop.

Living in a block of flats near Falconwood station? Then wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Eltham Palace, about 1.2 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice.

How we make wall beds for Avery Hill

A wall bed, sometimes called a Murphy bed, lifts up into a cabinet during the day and is lowered again at night. It lets one room do two jobs, so a guest room can double as a study or playroom. We build the cabinet around the bed to suit the room and finish it to match. People normally come to us about a studio that works by day and night and hiding the bed when it’s not in use, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Many 1930s houses have had a loft conversion, adding a bedroom under a sloping ceiling, and that slope can be used for storage built to the angle. Around Avery Hill, interwar houses, semis and detached homes make up a large part of the housing. Our part starts once the loft has been converted, with each piece scribed to the slope and set level.

The furniture is made at our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Is it time for wall beds?

Plenty of spare rooms have become home offices. People want a desk by day and a bed for visitors, and a fold-down bed lets it do both.

Here are some of the needs we are asked about most:

  • A bed that fills a little-used room
  • Hiding the bed when it is not in use
  • A storage wall with a bed inside
  • A studio that works by day and night

For an older house near Church of Holy Trinity, a bedroom chimney breast and its alcoves often shape where wall beds go.

What to check before you book

  • Can you see real work of theirs?
  • Whether the quote says what the furniture is made from
  • How they’ll get the furniture into the room
  • Will the quote be in writing?

How fitting works for wall beds

When the fitting is done, we tidy the room and lift the floor protection. Before we go, we look over the finished furniture with you and answer any questions. How long fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.

  1. You get in touch and tell us about the room and the wall where the bed could go.
  2. We visit to measure up, look at the wall and floor and make sure there’s clear space in front to lower the bed.
  3. You receive a quote in writing for the wall bed and any storage.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. Before we leave we show you how to lower and lift the bed.

How to prepare

  • Clear the area where the furniture is going
  • Get any new sockets or wiring done by your electrician before fitting day
  • Check the building’s rules for trades and lift bookings

Ask for a quote

There’s no price list: each design is priced in writing after we’ve seen the space. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, get in touch through our contact form.

Practical tips

People planning wall beds often ask about these. They’re worth knowing before and after fitting:

  • Clean the cabinet with a soft, damp cloth
  • Check your lease if you live in a flat
  • Check there is room for the bed to fold down
  • Keep the floor in front clear before lowering the bed

New paintwork takes a while to harden. Treat the cabinet gently at first, and wipe the cabinet with a soft cloth only.

Check how much floor there is in front of the cabinet. The bed needs room to fold down, so think about where a chair or desk will go.

FAQs: wall beds in Avery Hill

Will a conservation area stop me having wall beds fitted in Avery Hill?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

Do you cover homes near Falconwood station?

Yes. We cover all of Greenwich and the rest of London. You can get in touch through our contact form to arrange a design visit.

How are wall beds priced?

Your quote is written for your room once we’ve visited and measured. The bed size, the cabinet and any storage around it all make a difference. To arrange a design visit, fill in our short enquiry form.

Can you add sockets inside the units?

No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.

How much time does fitting need?

Every room is different. The time the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote.

Is a wall bed safe?

Safety depends on a secure fixing and sensible use. The mechanism is fixed exactly as its maker sets out; you lower it steadily with the floor clear.

Bespoke or off-the-shelf?

If you may move soon, a standalone bed you can take with you could suit you better. It’s worth thinking about how long you plan to stay before choosing built-in. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that’s part of the price. The price comes in a written quote, worked out from the measurements and the design you choose.

Flats, conversions and leaseholders

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the measuring visit.
