Fitted home offices in Brackenbury Village

Not every home has a spare room, but a wide landing or a loft room can work. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, it has to leave room to walk by. At the design visit in Brackenbury Village, we’ll see what fits. If you’re living with an awkward space with no furniture that fits and no proper place to work from home, that is what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

With a large share of homes around Brackenbury Village built before 1919, the spare room in a period house is often small, with a sash window and a chimney breast. Home offices can make that room work, with the desk under the window or across an alcove. We plan where cables run, leaving any new wiring to your electrician.

After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

Flats, conversions and leaseholders

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, and that’s best sorted before fitting day. We cannot give advice on leases, so check it yourself or ask your managing agent.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

What it is made from

Pull-out drawers

We make the drawer boxes from birch plywood for strength. They’re built for papers, files and kit. The fronts are painted to match.

Shelves

Shelves in a home office carry books, files and folders. How far a shelf spans and what it holds both count. Each shelf is made to stay straight under what you plan to store.

DIY, flat-pack or bespoke

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.

From workshop to your room

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it helps to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

  1. You tell us how you work and where you’d like the office, whether that is a spare room, an alcove or a landing.
  2. At the design visit, the room is measured and the layout planned.
  3. We agree the desk, shelving and storage, and send a quote in writing.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. The office is fitted, scribed to the walls and checked with you.

Before we arrive

  • Clear the area where the furniture is going
  • Have your electrician move any sockets or switches beforehand
  • Tell us about any meters, fuse boards or boilers in the area

How to get a quote

Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit. For a quote, send us a few details through our contact form.

  • Electrical work for the office, which your electrician carries out

Working from home in Brackenbury Village

The biggest shares of homes in the neighbourhood around Brackenbury Village were built before 1919 (about 63%) and since 2000 (about 12%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. There are 40 entries on the National Heritage List within half a mile of the centre of Brackenbury Village. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. The ULEZ, run by TfL, takes in all of London, so Hammersmith and Fulham is inside it. Vans bringing furniture to Brackenbury Village fall under it, just as they do across the rest of London. We plan parking and access with you at the design visit.

Kelmscott House, about 0.6 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk. For a family home near Brackenbury Primary School, a built-in desk can be shared between home working and homework. Near listed buildings like Church of the Holy Innocents, less than half a mile south-west of the centre of Brackenbury Village, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can need listed building consent.

Your questions about fitted home offices in Brackenbury Village

My house in Brackenbury Village is Victorian. Can you deal with uneven walls?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can parking be tricky on fitting day in Brackenbury Village?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking during the design visit.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. Any damp needs sorting by the right specialist before fitting.

Do you work outside London?

No. Our work is in London only: every London borough and the City of London.

What materials do you use for home offices?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the desk, shelves and drawers, while the doors and panels are MDF, which paints well. The finish is spray-painted or hand-painted.

Can a home office go in a loft room?

Yes, if the loft is already a converted room. We plan around the headroom, so the desk sits where you can stand up. Lower areas can take cupboards and shelves.
