Fitted home offices designed for your room

About our fitted home offices in West Kensington

Each home office is made in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, while MDF takes paint well for the doors and panels. Once painted, by spray or by hand, it’s brought to your home in West Kensington and fitted. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a corner too odd for a standard desk and a room with two jobs to do.

A large share of the homes around West Kensington were built before 1919, and houses of that age often have alcoves either side of a chimney breast. A desk can sit in an alcove, with shelving above and a cupboard below, which keeps work in its own corner of the room. Walls are rarely straight in older houses, so the desk and shelves are scribed to fit.

The written quote is your record of the job. It describes the home office we’ve designed for the room, its materials and its finish.

What affects the cost of fitted home offices

What it costs comes down to the materials and the time involved. The main factors are:

  • Spray painting or hand painting
  • How big the furniture is
  • Parking near your home
  • Walls and floors that are out of level or out of square

How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

What to send when you contact us

There is no need for exact sizes or plans. It is enough to send:

  • Photos of the whole wall or room, including the floor and ceiling
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • What you’d like to store or use the space for
  • Any ideas or images you have saved

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote, so you can take your time with it. To book one, use our contact form.

Practical tips

None of this takes much effort. Here’s what we suggest:

  • Let us know about every device that needs a home
  • Consider your chair when planning the desk
  • Tell us about parking during the design visit
  • Choose a calm colour for a working room

Before we leave, we check every drawer, door and shelf with you. The cable routes are pointed out so you know where everything goes. You will be ready to set up your desk.

Do not overload shelves beyond what they were designed for. Shelves are made for the load you planned. Spread heavy books and files evenly.

Built-in desks and shelving in West Kensington

About 68% of the homes in the area around West Kensington went up before 1919, and about 11% between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Part of West Kensington is in a conservation area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you’re unsure, check with the council before work starts. TfL’s Ultra Low Emission Zone covers every part of London, Hammersmith and Fulham included. It applies to every van that comes to fit furniture in West Kensington. Parking and access are planned at the measuring visit.

If your home is one of the older houses near St Cuthbert's, an alcove beside the chimney breast is often just right for a built-in desk. If you live in a flat close to Kensington Olympia station, each piece is planned so it can be carried up and joined together in the room. Near listed buildings like Church of St Cuthbert and St Matthias, less than half a mile east of the centre of West Kensington, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features.

Flats, conversions and leaseholders

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, once we have measured the way in.

DIY, flat-pack or bespoke

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.

It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

What happens on fitting day

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. How long fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.

  1. First we hear about your work and the room you have in mind, whether that is a spare room, an alcove or a landing.
  2. We measure the room, look at the light and note the sockets. Cable routes are planned at this point.
  3. The design is agreed and a quote in writing follows.
  4. The office is built in our workshop and painted in your colour.
  5. The office is fitted, scribed to the walls and checked with you. The cable routes are left ready to use.

How to prepare

  • Leave a clear route from the front door to the room
  • Arrange any electrical changes with your electrician in advance
  • Let us know if your street is in a controlled parking zone

Ask for a quote

A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. To send them, tell us about the room on our contact form. We will then arrange a design visit and follow it with a written quote.

Advice

Common questions about fitted home offices

Will parking be an issue for fitting furniture in West Kensington?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

My home in West Kensington is a flat. How do you get the furniture in?

We measure the route in as well as the room: the stairs, landings, lift and doors. Home offices are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Do I get to choose the colour?

You do. We agree the colour with you.

Can I send pictures before the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, get in touch through our contact form.

What finishes do you offer?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

What happens when you come to measure?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
