How we make fitted home offices for South Bank

Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the work surface stays clear. Doors can hide the working things when you are done. We design the storage around your work, wherever you are in South Bank. If you are living with shelving that bows under the load and working at the kitchen table, home offices made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

Getting a long desk top into a flat takes planning, so it can be made in sections or sized to the route. Purpose-built flats are home to most households around South Bank, so the route in is measured at the measuring visit. The joins are placed where they will not catch papers or show.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Bespoke or off-the-shelf?

Bespoke furniture lets the desk, shelves and cupboards be planned together. Ready-made pieces bought separately rarely line up. A single design gives the room clean, consistent lines. Large ready-made pieces can be hard to get up the stairs or into the lift, whereas fitted furniture comes in sections made for the way in. It’s then put together in the room.

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

South Bank homes and fitted home offices

In the area around South Bank, the largest groups of homes date from before 1919 (about 36%) and the years since 2000 (about 32%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. The National Heritage List has 243 entries within half a mile of the centre of South Bank. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned in advance, particularly for larger pieces.

For families living near Oasis Academy Johanna, a desk with shelves and closed storage can serve both work and homework. If you live in a flat close to London Waterloo station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live near Jubilee Gardens, a desk placed to make the most of daylight makes a big difference to a working day.

Caring for painted furniture

The finish lasts best with a little care, whether it was spray painted or hand painted. Here are our suggestions:

  • Think about what will sit on the shelves
  • Think about where the sockets are now
  • Consider your chair when planning the desk
  • Notice where daylight falls at different times

Load shelves evenly, with heavier books and files at the ends near the supports. That keeps shelves straight over the years. We size them for what you told us you’d store.

A chair that bumps the desk can chip the paint. Ease the chair in rather than pushing it hard. Small chips on a hand-painted finish are easy to touch in.

Honest limits

It’s worth being clear about where our work stops:

  • Making good the walls, which is for a plasterer or decorator
  • Changes to the structure of the house
  • Building a loft conversion, which isn’t our work

Not sure whether your space suits fitted home offices? You can send us a few details through our contact form and we will tell you. Our process from visit to fitting.

What goes into it

  • Moisture-resistant MDF
  • Spray-painted finish
  • Built-in desks
  • Hand-painted finish
  • Cable routes
  • Filing drawers
  • Birch plywood

Boards, parts and paint

Spray-painted finish

Spray painting gives the desk and doors a very even surface. It’s applied in our workshop, and the paint needs time to cure fully once fitted.

Hand-painted finish

Hand painting on site lets the office be finished alongside the woodwork around it. Marks can be touched in without much trouble. Like any new paint, it needs time to cure fully.

What happens on fitting day

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. The time the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Loading near a block of flats can take some planning, so tell us about bays, permits or any loading area during the design visit. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturday fitting is possible by arrangement.

  1. You let us know how you work and where you’d like the office.
  2. At the design visit, the room is measured and the layout planned. Cable routes are planned at this point.
  3. The design is agreed and a quote in writing follows, with the finish set out.
  4. The office is made in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every drawer and door with you. The cable routes are left ready to use.

How to prepare

  • Tell us about any meters, fuse boards or boilers in the area
  • Book any lift and let the concierge or building manager know
  • Move anything in the hall or on the stairs out of the way

Getting a quote

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. There’s no price list: each design is priced in writing after we’ve seen the space. To arrange a visit, get in touch through our contact form.

Advice

Questions from South Bank

Do you cover homes near London Waterloo station?

Yes, homes across Lambeth and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit, and let us know about parking and access at the same time.

Do you make fitted home offices for homes in South Bank?

Yes, we work across Lambeth, South Bank included, and across the rest of London. To get started, you can use our contact form with some details.

Does someone need to be home during the fitting?

Someone needs to be there to let us in. You don’t need to watch us work.

How do you get the furniture up the stairs?

We plan the route in at the design visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.

Do I need permission to fit furniture in a leasehold flat?

Possibly. Some leases need the building owner’s consent before you make alterations. We cannot advise on leases, so please check yours.

Does fitted furniture need planning permission?

Not usually. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
