Fitted home offices designed for your room

Fitted home offices for homes in Seven Dials

Not every home has a spare room, but a wide landing or a loft room can work. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, it has to leave room to walk by. We measure and plan for the space you have in Seven Dials. If you are living with working at the kitchen table and wires with no tidy route, home offices made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.

In streets where many homes were built before 1919, as they were around Seven Dials, the spare room in a period house is often small, with a sash window and a chimney breast. Home offices can make that room work, with the desk under the window or across an alcove. We plan where cables run, leaving any new wiring to your electrician.

The written quote is your record of the job. It sets out the home office designed for your room, what it is made from and how it’s finished.

Materials and finishes

Birch plywood

Birch plywood is strong and holds screws well. It suits desks, long shelves and drawer boxes. The edge can be left on show or painted.

Moisture-resistant MDF

Because it cuts cleanly, MDF suits panels and angled pieces. The grade we use is moisture-resistant and paints well. Most of what you see is MDF.

Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We cannot advise on your lease, so check it yourself or ask your managing agent.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through without a struggle.

Fitted home offices for homes in Seven Dials

About 49% of the homes in the streets around Seven Dials went up before 1919, and about 21% since 2000, according to Valuation Office Agency council tax figures (2025). That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Part of Seven Dials is in the Seven Dials (Covent Garden) Conservation Area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. The boroughs run controlled parking zones across much of inner London. For fitting in Seven Dials, a van typically needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Parking is worth mentioning at the design visit, so we can plan the day around it.

If your home is one of the older houses near Soho Baptist Chapel, an alcove beside the chimney breast is often just right for a built-in desk. Living in a block of flats near Tottenham Court Road station? Then it helps to book the lift and tell the concierge before fitting day. If your home is as old as some of the listed buildings nearby, such as Church of St Giles in the Fields, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What we do not do

Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:

  • Installing IT equipment or broadband
  • Electrical work for the office, which your electrician carries out
  • Structural work, like removing walls or chimney breasts

If in doubt, you can message us from the contact page and describe the room before you arrange a visit. Our process from visit to fitting.

What it’s made from

  • Birch plywood
  • Moisture-resistant MDF
  • Filing drawers
  • Hand-painted finish
  • Spray-painted finish
  • Built-in desks
  • Cable routes

Caring for painted furniture

A few practical points help before and after fitting day. Here are some things worth bearing in mind:

  • Choose a calm colour for a working room
  • Think about what you’d like on show
  • List the equipment you use, from screens to printers
  • Check whether you will need new sockets

We run each drawer and open each door with you before we go. We’ll show you the cable routes and how they’re meant to be used. You will be ready to set up your desk.

Keep the chair from knocking the desk edge. Pushing it in gently helps. Small chips on a hand-painted finish are easy to touch in.

Questions we are often asked

I live in a flat in Seven Dials. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Can parking be tricky on fitting day in Seven Dials?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

Should I send photos?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you use our contact form.

Is it possible to have a desk under the eaves?

Yes, in a loft that’s already converted. We place the desk so you can sit and stand without hitting the slope, with storage built into the lower parts of the slope. We don’t carry out loft conversions.

How is a home office priced?

The price comes in a written quote, worked out from the measurements and the design you choose. The mix of desk, shelving, drawers and doors, and the finish, all play a part. We set it all out in a written quote.

How fitting works for fitted home offices

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so it’s useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by prior arrangement.

Before we arrive

  • Keep pets in another room while we work
  • Clear the hallway and stairs so the sections can come through
  • Take anything hanging off the wall we’re fitting to

Arranging a design visit

Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, particularly with rough sizes. To share them, use our contact form, and we will suggest a time for a design visit.
