Coney Hall Fitted Home Offices

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make fitted home offices for homes in Coney Hall, each designed at a visit to your home.

  • A desk in the wrong light
  • Wires with no tidy route
  • Flimsy shelves that will not take the weight

Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the work surface stays clear. Doors keep clutter out of sight at the end of the day. We design the storage around your work, wherever you are in Coney Hall. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are working at the kitchen table and a screen that’s hard to read by the window.

In a house with several bedrooms, the question is often which room works best as an office. Interwar houses, semis and detached homes make up much of the housing around Coney Hall, and they can offer a choice of rooms. Light, noise and where the broadband comes in all matter. We can look at the options together at the design visit.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Flats, conversions and leaseholders

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through without a struggle.

Honest limits

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Changes to the structure of the house
  • Connecting printers and screens
  • Electrical work for the office, which your electrician carries out

Not sure whether your space suits fitted home offices? You can message us from the contact page and we’ll tell you. How a job runs, step by step.

How fitting day works

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is typically more generous. The pieces are joined and fixed once in place.

  1. You let us know how you work and where you’d like the office, whether that’s a spare room, an alcove or a landing.
  2. At the design visit, the room is measured and the layout planned. Cable routes are planned at this point.
  3. The design is agreed and a written quote follows.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish.
  5. The office is fitted, scribed to the walls and checked with you.

Getting a quote

You don’t need exact measurements to get started. We measure everything properly at the design visit. To arrange it, tell us about the room on our contact form and let us know about the room. You receive a written quote after the visit.

Related advice

Is it time for fitted home offices?

Some people want to separate work from home life. A desk with doors, or an office in a spare room, lets you close the door on work. It helps the home feel restful after hours.

Some of the things we’re asked to solve include:

  • Wires with no tidy route
  • A screen that is hard to read by the window
  • Wanting to close the door on work at the end of the day
  • Files and folders piling up

For a flat near West Wickham station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Working from home in Coney Hall

The biggest shares of homes in the streets around Coney Hall were built between 1919 and 1939 (about 63%) and between 1945 and 1972 (about 24%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List records 5 entries within half a mile of the centre of Coney Hall. You can check whether a particular building is listed on Historic England’s list. About 61% of households in the streets around Coney Hall live in detached or semi-detached houses, based on Census 2021. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

If your home is one of the older houses near St Francis of Assisi, an alcove beside the chimney breast is often just right for a built-in desk. Addington Palace, about 1.2 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window.

Your questions about fitted home offices in Coney Hall

Do you cover homes near West Wickham station?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can use our contact form with a few details about the room, and tell us about parking and access at the same time.

Will parking be an issue for fitting furniture in Coney Hall?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the measuring visit.

Do I need permission in a conservation area?

Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Who chooses the colour?

You choose it. The paint colour is agreed with you.

Can a desk be fitted into an alcove?

That depends on the size of the alcove. Many are wide enough for a compact desk, with shelving above and drawers below. We’ll tell you honestly when we visit.

How is a home office priced?

The price comes in a written quote, worked out from the measurements and the design you choose. The mix of desk, shelving, drawers and doors, and the finish, all play a part. We set it all out in a quote in writing.

DIY, flat-pack or bespoke

Standard units come in set widths and heights, so there is normally a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.
