Practical tips
Getting the most from fitted home offices starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Bring paint colours you like to the design visit
- Tell us about every device that needs a home
- Think about glare on your screen
- Let us know about parking near your home
We run each drawer and open each door with you before we go. The cable routes are pointed out so you know where everything goes. You will be ready to set up your desk.
Use a mat or coasters on the desk for hot drinks. Mop up spills quickly. A mat protects the area you use most.
Fitted home offices in Notting Hill
Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or doors that close over the desk at the end of the day. We will look at how the room is used when we visit in Notting Hill. If you are living with work things on show in the evening and shelves that sag under books and files, that is what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Floors in older houses often slope, but a desk top needs to sit level, so desks in older homes are levelled on site. Around Notting Hill, a large share of homes date from before 1919, so it is something we plan for from the start. Shelves above are scribed to the wall so the gaps stay even.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Working from home in Notting Hill
Homes built before 1919 make up about 69% of the housing in the area around Notting Hill, with about 11% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Notting Hill include Cosmic House (Grade I), under half a mile south-west, and Holland House (Grade I), about 0.5 miles south. For a listed home, internal works that affect its character may need listed building consent from the council, for example removing or fixing into original panelling. The council’s conservation officer is the person to ask before work starts. TfL’s red routes have strict stopping rules. If your home in Notting Hill is on or near a main road, tell us at the design visit. That way we can plan where to load and unload.
If you live near Holland Park, a desk placed to make the most of daylight makes a big difference to a working day. For an older house near St John's Notting Hill, lath-and-plaster walls need the right fixings for shelves above a desk. The wider area includes historic houses such as Sambourne House, about 0.7 miles south-east. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk.
Notting Hill is in the Royal Borough of Kensington and Chelsea, about 1 mile south of Kensington. We cover Notting Hill as part of our work across Kensington and Chelsea. Across Kensington and Chelsea, we cover Notting Hill, along with the rest of the borough.
Design visits and fitting in W11, W8 and W2 work the same way as everywhere else we cover. You’ll find streets here such as Walmer Road, Aubrey Road and Sirdar Road, and we cover homes on all of them for fitted home offices. The A402 and A4204 run close to Notting Hill; on busy main roads, unloading home offices takes a little planning. Nearby, we also make fitted home offices in Holland Park (1 mile south), Notting Dale (1 mile north-west), Kensington (1 mile south), Shepherd's Bush (1 mile south-west) and White City (1 mile west). Other parts of Kensington and Chelsea we cover include Brompton (2 miles south-east), Chelsea (2 miles south-east), South Kensington (2 miles south-east), World's End (2 miles south-east) and Little Chelsea (2 miles south-east).

Flat-pack or bespoke?
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.
How fitting day works
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site. How long the fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.
- It starts when you contact us with some details about the space.
- We visit to measure the room and discuss the desk, shelving and storage.
- You receive a written quote for the office we’ve discussed, for you to read through.
- The desk, shelving and cupboards are made at our workshop, using moisture-resistant MDF and birch plywood.
- We bring it to your home, fit it and leave it ready to use, with cable routes left clear.
Getting ready for fitting day
- Empty the space we’ll be working in
- Get any new sockets or wiring done by your electrician before fitting day
- Clear the hallway and stairs so the sections can come through
Arranging a design visit
If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To arrange a visit, drop us a line using the contact form.
Advice
FAQs: fitted home offices in Notting Hill
Does a conservation area in or near Notting Hill affect fitted furniture?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
My home in Notting Hill is a period house with walls that are not straight. Is that a problem?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.
Do you cover areas outside London?
No. We cover London only: every London borough and the City of London.
What finishes do you offer?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.
Who chooses the colour?
You do. The paint colour is agreed with you, and it is set out in the quote.
Is bespoke worth it?
Standalone office furniture can move with you, which suits a short stay. A fitted office stays with the house, and it uses the space in a way a standalone desk cannot. Which suits you depends on your plans. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Fitted furniture is made to each one separately.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. Your quote is written for your room once we’ve visited and measured.
