Lee homes and fitted home offices
About 49% of the homes in the neighbourhood around Lee went up before 1919, and about 19% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 16 entries within half a mile of the centre of Lee. You can check whether a particular building is listed on Historic England’s list. TfL’s Ultra Low Emission Zone covers every part of London, Lewisham included. That includes the vans that bring and fit furniture in Lee. How the van gets to your door is planned at the measuring visit.
If your home is one of the older houses near Church of the Good Shepherd, lath-and-plaster walls need the right fixings for shelves above a desk. If your home is as old as some of the listed buildings nearby, such as Lee Public Library, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. The wider area includes historic houses such as Eltham Palace, about 1.7 miles east. If your own home is a period one, a small back bedroom can become a home office with a desk under the window.
Lee is within the London Borough of Lewisham, about 2 miles north-west of New Cross. Lee is part of the area we cover, and the process is the same everywhere we work. Our Lewisham coverage includes Lee and the places around it.

How we make fitted home offices for Lee
Cables are easy to forget and hard to hide later. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Lee. Most enquiries start with a room with two jobs to do and a desk buried under papers, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
With a large share of homes around Lee built before 1919, a small back bedroom or the box room often becomes the office. A built-in desk, shelving and closed storage can fit even a modest room. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.
Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

From workshop to your room
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long the fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Where a period house has been split into flats, the way in often goes through shared parts, so it is useful to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

Related advice
Questions we are often asked
Can you fit fitted home offices to the uneven walls of an older house in Lee?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Will parking be an issue for fitting furniture in Lee?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.
Can the spare room be an office and a guest room?
That depends on the space you have. An office on one wall often leaves room for a bed. At the design visit, we will suggest what works.
Is it possible to have a desk under the eaves?
Yes, if the loft is already a converted room. Headroom is the main thing to plan around, so the desk sits where you can stand up. Lower areas can take cupboards and shelves.
Does my lease affect fitted furniture?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. We can’t advise on leases, so please check yours.
Will you travel outside London?
No. We cover London only: all 32 boroughs and the City of London.
Pricing fitted home offices in Lee
Prices vary from room to room, and it comes down to:
- Access to the room, like stairs, lifts and narrow halls
- Where a van can park, like a permit bay or a bay suspension
- How big the furniture is
- Hanging rails, shelves, drawers and other fittings inside
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside at the design visit.
Before the design visit
What helps most when you first contact us:
- Rough sizes: width, height and depth
- Where you live, with the postcode
- The type of home and how the room is reached
- What the furniture needs to hold
Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough sizes. To send them over, get in touch through our contact form, and we will arrange a design visit.
Flats, leases and landlords
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We can’t advise on your lease.
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it’s worth raising at the measuring visit.
How it is made
Pull-out drawers
A set of drawers can sit under one end of the desk. The middle stays open for your knees and chair. The design visit settles the layout.
Moisture-resistant MDF
Because it cuts cleanly, MDF suits panels and angled pieces. We use a moisture-resistant grade, which is stable and takes paint well. It makes up most of the visible parts.
Made for the room, or bought in a box?
Ready-made desks rarely plan for cables. A fitted desk can have routes built in for chargers, screens and printers. That keeps the desk and the floor tidy. Recesses in older houses come in every size except the standard ones, so ready-made units rarely fill them properly. Made for the space, the furniture uses the full width and height.
Prices are quoted for your room, once we’ve measured and talked through the design. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
