The problems loft storage solve

Some people have a boarded loft and want proper shelving. Storage in a boarded loft keeps everything organised. It is ideal for things you need now and then.

Most of the enquiries we get are about things like these:

  • Furniture that cannot get up to the loft
  • An empty dormer that could hold shelves
  • A boarded loft with no proper shelving
  • Seasonal things cluttering the loft room

The wider area includes historic houses such as Eltham Palace, about 1.7 miles east. For a period home anywhere nearby, eaves cupboards in a converted loft are scribed to slopes that are rarely even.

Choosing a carpenter

  • Will the quote be in writing?
  • Do they scribe the furniture to the walls?
  • Is it spray painted or hand painted?

Loft storage for homes in Lee

Behind the short walls at the edge of a loft room, there is often space going to waste. Eaves cupboards and pull-out drawers built into the knee wall put it to work. Drawers bring the back of the space within reach. We measure and plan for the space you have in Lee. People typically come to us about clothes with nowhere to go in a loft bedroom and an empty dormer that could hold shelves, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Ceilings and floors in homes built before 1919 are rarely level, and a large share of the homes around Lee date from then. Each piece is scribed and levelled on site so it looks straight in a room that is not. Picture rails, skirting and cornices are worked around rather than removed, and the paint colour is agreed with you.

Where other trades are needed, for example an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Lee homes and loft storage

Homes built before 1919 make up about 49% of the housing in the area around Lee, with about 19% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. Part of Lee is in the Lee Manor Conservation Area, one of the conservation areas recorded by Historic England. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. About 49% of homes in the area around Lee were built before 1919, in the VOA’s 2025 council tax stock figures. Loft conversions are common in London terraces, and they leave low eaves and sloping ceilings that storage can use; we build storage once the loft is converted or boarded.

Near listed buildings like Lee Public Library, less than half a mile north-west of the centre of Lee, older homes may keep original joinery that eaves cupboards can be designed around. For a listed home, fixing into original features may need listed building consent. If you live in a flat close to Lee station, each piece is planned so it can be carried up and joined together in the room.

What affects the price in Lee

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • Access to the room, like stairs, lifts and narrow halls
  • The number of doors and drawers
  • Hanging rails, shelves, drawers and other fittings inside
  • The width and height of the space

There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What we need to know

Ahead of the design visit, we’ll usually ask about:

  • What you’d like to store or use the space for
  • The postcode, so we can plan the visit
  • Rough sizes: width, height and depth
  • Anything in the way, like radiators, sockets, switches, a boiler or meters

How it’s made

Pull-out drawers

Drawers in the knee wall let you use the deep, low space without crawling in. Each one is sized for what it will hold. They’re ideal for clothes and bedding.

Doors and drawer fronts

Any door that gives access behind the knee wall can look like the others. It opens fully, so the space behind can still be reached. Around it, the fronts can be drawers, doors or a mix.

Flat-pack or bespoke?

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.

Fitting day, step by step

At the end, we tidy up and lift the floor protection. Before we go, we look over the finished furniture with you and answer any questions. How long the fitting takes depends on the shape of the room and the number of cupboards and drawers, and your quote sets out the fitting days. Parking on terraced streets can be tight, especially in a controlled parking zone, so it’s useful to tell us at the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by arrangement.

  1. To begin, message us from the contact page; a brief note on the loft and the storage you want is enough.
  2. We visit to measure the slopes and eaves and talk through cupboards, drawers and wardrobes under them.
  3. Your written quote sets out the storage and the finish.
  4. The storage is made at our workshop from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. On fitting day the units are set level and scribed to the slope and the knee wall, with a spray-painted or hand-painted finish.

Getting ready for fitting day

  • Arrange any electrical changes with your electrician in advance
  • Let us know if your street is in a controlled parking zone
  • Move anything in the hall or on the stairs out of the way

Your questions about loft storage in Lee

Can you make loft storage for a home in Lee?

Yes. We cover all of Lewisham and the rest of London, and Lee is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Do you cover homes near Lee station?

Yes, homes across Lewisham and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

Can you convert my loft as well?

No. We do not carry out loft conversions. Our part is the storage once the loft is a finished room, from eaves cupboards to wardrobes under the slopes.

How long does it take to fit loft storage?

The time the fitting takes depends on the length of the eaves and the design, and your quote sets out the fitting days. We make the cupboards and drawers in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and talk through the design with you. We will also ask about access and parking.
