Home working in Ladywell: local notes

About 58% of the homes in the area around Ladywell went up before 1919, and about 17% since 2000, on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. Near the centre of Ladywell, Historic England’s list includes Church of St Mary the Virgin (Grade II*), less than half a mile north, and St Mary's Vicarage (Grade II*), under half a mile north. For a listed home, changes inside that alter its character can need listed building consent from the council, for instance removing or fixing into original panelling. An early word with the council’s conservation officer is the best first step. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Ladywell, as it does anywhere else in London. Access and parking are talked through during the design visit.

Queen's House, about 2 miles north, is one of the historic houses in the wider area. If your own home is a period one, an alcove beside the chimney breast is often just right for a built-in desk. Living in a block of flats near Ladywell station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Fitted home offices in Ladywell: what you get

In a period room, an alcove is often the right size for a compact desk. The desk and shelves are scribed to the alcove, as period walls are seldom flat. The other alcove can hold matching cupboards or bookshelves. It makes a working corner that suits the room, in Ladywell or anywhere else. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a desk in the wrong light and cables trailing across the desk and floor.

With a large share of homes around Ladywell built before 1919, a small back bedroom or the box room often becomes the office. A built-in desk, shelving and closed storage can fit even a modest room. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

FAQs: fitted home offices in Ladywell

My home in Ladywell is a flat. How do you get the furniture in?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Do you cover homes near Ladywell station?

Yes, homes across Lewisham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.

What does a built-in desk cost?

Every piece is quoted for your room after the design visit. A simple desk with shelves involves less work than a full wall of cupboards and drawers. Everything is set out in a written quote after the visit.

What finishes do you offer?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.

What are your built-in desks made from?

Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Long shelves are sized to carry books and files without sagging. The materials and finish are agreed in your quote.

Where other trades come in

It’s useful to know what’s outside our work before you plan:

  • Any wiring or new lights, which need an electrician
  • Painting the walls and ceiling
  • Changes to the structure of the house

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

Fitting day, step by step

Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on how much desk, shelving and storage you want, and the fitting days are agreed in your quote. In a period home, the furniture is fitted to walls that are not straight, so there’s some trimming and adjusting on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so let us know about permits and bays during the design visit.

  1. You get in touch with some details about the room and the home it is in.
  2. We visit to measure the room and the way in, and discuss the design.
  3. We send a written quote.
  4. The desk and shelving are made in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Before fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Let us know where the boiler and meters are
  • Move furniture and belongings away from the wall

Bespoke fitted home offices or ready-made?

Off-the-shelf desks come in the maker’s finishes. We paint the office in the colour you choose, so it can match the room or the woodwork. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Fitted furniture can go all the way up.

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We will talk through what you need inside at the measuring visit, then set it out in the quote.

What affects the cost of fitted home offices

The price reflects the time and materials the job needs. That depends on:

  • Walls and floors that are out of level or out of square
  • The internal fittings
  • Where a van can park, like a permit bay or a bay suspension
  • Stairs, lifts and the route to the room

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. We quote each job for the room it’s going into, after the design visit.

Before the design visit

Before the design visit, it helps us to know about:

  • Approximate measurements of the space
  • Pictures of the whole wall or room, including the floor and ceiling
  • Radiators, sockets, pipes or meters on or near the wall
  • What kind of home it is, and which floor the room is on

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and talk through the design with you. A written quote follows the visit for you to look over. To arrange the visit, send us a few details through our contact form.

Is it time for fitted home offices?

Paperwork and files often have nowhere to go. Built-in drawers, cupboards and shelving give everything a place. The desk stays clear for work.

Fitted home offices can help with:

  • An awkward space with no furniture that fits
  • A desk in the wrong light
  • A spare room that has to be an office and a guest room
  • Flimsy shelves that will not take the weight

If you live near Ladywell Fields, a desk placed to make the most of daylight makes a big difference to a working day.

Questions to ask before you hire anyone

  • Will the doors close with even gaps?
  • Who does any electrics, plumbing or gas work
  • Whether they can show you real projects they’ve done
  • Whether the quote follows a visit to your home
