Telegraph Hill Fitted Home Offices
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on fitted home offices in Telegraph Hill starts with a design visit, and everything is built in our workshop.
- An alcove or landing that could take a desk
- Shelving that bows under the load
- Wires with no tidy route

Fitted home offices in Telegraph Hill
Each home office is made in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits desks and long shelves, while MDF takes paint well for the doors and panels. It is then spray-painted or hand-painted and fitted in your home in Telegraph Hill. If you’re living with working at the kitchen table and a guest room that’s needed for work, that’s what home offices are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
In streets where many homes were built before 1919, as they were around Telegraph Hill, a small back bedroom or the box room often becomes the office. A built-in desk, shelving and closed storage can fit even a modest room. We plan where cables run, leaving any new wiring to your electrician.
Where other trades are needed, for instance an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Flats, leases and landlords
A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we have measured the way in.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, and we’ll plan the fitting around them.
Materials and finishes
Moisture-resistant MDF
Moisture-resistant MDF is stable and takes paint well. It suits doors, drawer fronts and panels, where the finish is most on show.
Hand-painted finish
A hand-painted finish can be done in your home after fitting. It is easy to touch up if it gets marked. That suits a desk that sees daily use.
What affects the cost of fitted home offices
The price reflects the time and materials the job needs. The main factors are:
- Tricky walls, sloping ceilings and uneven floors
- Hanging rails, shelves, drawers and other fittings inside
- Doors and drawers, and how many
- Parking near your home
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that’s part of the price. Because every job is different, the cost is set out in a written quote after the visit.
Helping us understand the room
Ahead of the design visit, we will normally ask about:
- What you’d like to store or use the space for
- Rough measurements, even if they’re only to the nearest few centimetres
- Anything fixed to the wall that the furniture needs to work around
- Where you live, with the postcode
We quote each job for the room it’s going into, after the design visit. Each room is different, so we quote after seeing it, when we have measured up and talked through the design. For a quote, message us from the contact page.
How fitting day works
In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it looks as though it was always there. How long the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that is your finish, can follow the fitting.
- You get in touch with some details about the room.
- We visit to measure and talk about the equipment you use.
- Your quote sets out the design, the materials and the finish.
- We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
- The office is fitted and set level, ready for your first day at the desk.
Before fitting day
- Have your electrician move any sockets or switches beforehand
- Book any lift and let the concierge or building manager know
- Clear the area where the furniture is going
Arranging a design visit
Getting a quote starts with some details: the room, rough measurements and some photos if you have them. To send them, send us a few details through our contact form. After that, we arrange a visit to measure and discuss the design, then send a quote in writing.

Questions from Telegraph Hill
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
I live near Brockley station. Is that in your area?
Yes, homes across Lewisham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and tell us about parking and access at the same time.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.
Do I need to be in when you fit?
Someone needs to be there to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.
Can a home office double as a guest room?
In many rooms, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that hide the desk away. If space is tight, a wall bed can be built in alongside.
Do I get to choose the colour?
The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you’ve chosen.
Before and after fitting day
Most of what helps is simple. Here’s what we suggest:
- Choose a calm colour for a working room
- Mention any parking rules on your street
- Note what sits on and around your desk
- Look at the window and where the light falls
Once the fitting is done, your office is ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Use a mat under a laptop or anything with rubber feet while the paint hardens.
Use the cable routes so wires do not rub the paint. Wires pulled across an edge can wear it. A little tidying now and then keeps the office calm.
Telegraph Hill homes and fitted home offices
The biggest shares of homes in the area around Telegraph Hill were built before 1919 (about 49%) and since 2000 (about 16%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Telegraph Hill, Historic England’s list includes Southwark Adult Education Institute (Grade II*), about 0.6 miles north-west, and Chapel of Nunhead Cemetery (Grade II), less than half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Check with the council’s conservation officer first. About 40% of households in the neighbourhood around Telegraph Hill live in purpose-built flats, in the ONS Census 2021 figures. For a flat, home offices are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.
If you live near Fordham Park, a desk facing a window makes the most of the daylight. For a flat near Brockley station, the lift, the stair turns and the front door all set the largest piece that can come in. For families living near Haberdashers' Hatcham College, a desk with shelves and closed storage can serve both work and homework.
