Need wall beds in Lower Holloway?

Why bespoke in Lower Holloway?

You can buy wall bed units off the shelf, often for less, and in a straightforward room they may be enough. They’re made in standard sizes and rarely allow for an uneven wall or an alcove. Ours is made to the room you have. In a flat, every bit of floor counts, and standalone furniture uses more of it than it needs. Built-in pieces use the full height and the tricky corners.

Every piece is quoted for your room after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why choose us

  • Scribed to uneven walls
  • Work across the whole of London
  • A spray or hand-painted finish
  • Built from moisture-resistant MDF and birch plywood

Read bespoke vs off-the-shelf or what a quote should include.

Wall beds in Lower Holloway: what you get

Safety starts with the fixing: the mechanism is fixed as its maker specifies, to a wall and floor that can take the load. We check the wall and floor at the design visit, because the fixing has to suit what the wall is made of. Typical reasons to get in touch are a proper bed instead of a sofa bed and a guest room that sits empty most of the time, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

With most households around Lower Holloway in purpose-built flats, mansion blocks and modern blocks are both possible. A mansion block bedroom may have a chimney breast, high ceilings and walls that aren’t straight, while modern flats tend to have plasterboard partitions. The fixings are chosen for whichever wall you have.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Fitting day, step by step

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. Drilling can be heard through the walls and floors of a block, and some buildings set hours for noisy work. We plan the day to suit those rules. Saturday work is by prior arrangement where the building permits it.

  1. We start with what the room is for, day and night.
  2. We visit, measure up and check the wall the bed will fix to.
  3. You get a written quote for the bed cabinet and any storage around it.
  4. The bed cabinet and any shelves or desk are built in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit everything in your home and check the bed lowers and lifts smoothly. The finish is sprayed in our workshop or painted by hand on site.

Before we arrive

  • Let us know if your street is in a controlled parking zone
  • Keep pets out of the room and the hallway

Wall beds in Lower Holloway: local notes

In the area around Lower Holloway, the largest groups of homes date from before 1919 (about 44%) and the years since 2000 (about 24%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Lower Holloway, Historic England’s list includes The Clock Tower (Grade II*), less than half a mile south-west, and Sacred Heart of Jesus Church and Presbytery (Grade II), less than half a mile east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can require listed building consent from the council. An early word with the council’s conservation officer is the best first step. About 44% of homes in the area around Lower Holloway were built before 1919, in the VOA’s 2025 council tax stock figures. Older houses can have lath-and-plaster internal walls and floors that slope, both of which matter when fixing a wall bed.

For a flat near Caledonian Road & Barnsbury station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live near St Mary Magdalene Gardens, morning light matters, so tall pieces go where they will not shade the window. The wider area includes historic houses like Witanhurst, about 2 miles north-west. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.

Materials and finishes

Spray-painted finish

For a sleek front, spray painting works well and is finished before it reaches you.

Bed mechanism housing

The bed sits inside a cabinet built around its mechanism, fixed securely as its maker specifies. The front can look like a set of cupboards.

Flats, conversions and lettings

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, and we’ll plan the fitting around them.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you get in touch.

Questions from Lower Holloway

Does a conservation area in or near Lower Holloway affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in Lower Holloway?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the measuring visit, and we’ll plan around it.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too, and afterwards we send a quote in writing.

What if my walls and floors are out of level?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Will you travel outside London?

No. We cover London only: all 32 boroughs and the City of London.

Will you paint the walls around the furniture?

No. Plastering and decorating are not part of our work. The furniture itself is spray painted or hand painted.

What affects the price in Lower Holloway

The price for your room depends on:

  • The overall size of the piece
  • Hanging rails, shelves, drawers and other fittings inside
  • The number of doors and drawers
  • How square the room is

How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Helping us understand the room

These details help when you contact us:

  • Examples of the look you’re after
  • The type of home and how the room is reached
  • Rough measurements: width, height and depth
  • What the furniture needs to hold

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, particularly with rough sizes. To share them, tell us about the room on our contact form, and we will arrange a design visit.
