  • Space under the eaves going to waste
  • A boarded loft that is hard to keep organised

Loft storage designed for your room

Loft storage in Lower Holloway

A dormer can take shelves, a desk or a window seat. Dormers have their own shapes, and walls that are seldom square. We scribe the furniture to follow them. It adds storage without taking up the main floor. At the design visit in Lower Holloway, we’ll look at what fits. If your home has a converted loft with no fitted furniture and nowhere to store bags and boxes, eaves cupboards made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

Most households around Lower Holloway live in purpose-built flats, and in a flat, the hall, the recesses and the windows are where extra storage typically goes. Each piece is built in sections sized for the route into the flat. Boilers and fuse boards in a hall cupboard keep the access and ventilation they need.

Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Before and after fitting day

New paint needs time to cure fully, so go gently with it for a while. After that, a few simple habits help:

  • Count the clothes you will need to hang
  • Note the things that need a home in the loft
  • Let us know about parking near your home
  • Think about how you’ll reach into the eaves

Before we leave, we check every door and drawer with you. Any access to the eaves is checked so it still opens. That way, everything works as planned.

Leave room for air to move behind the storage. Insulation pressed flat does not do its job. Damp in the eaves is worth raising with the people who did the conversion.

When you need someone else

Not everything around loft storage is carpentry, from an electrician to a plumber or an engineer on the Gas Safe Register. Here’s what to know:

  • Anything that needs Building Regulations sign-off
  • Electrical work in the loft
  • Fixing damp or ventilation problems in the eaves

If you’re not sure what’s possible in your room, you can use our contact form and we’ll give you a straight answer before you arrange a visit. How a job runs, step by step.

What happens on fitting day

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made in our workshop, one at a time. The time the fitting takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. With little room to spare in a flat, pieces come in as they’re needed. Floors are covered and dust is kept down. Fixings are chosen for each wall, solid or plasterboard.

  1. You get in touch with some details about the loft room.
  2. At the design visit, we look at the slopes, the eaves and the way up.
  3. A written quote follows, with the fitting days agreed. You can ask us about any of it.
  4. We make the cupboards and drawers in our workshop, cut to the slope.
  5. The storage is fitted and set level, ready to fill, with the doors and drawers checked with you.

Before we arrive

  • Let us know if your street is in a controlled parking zone
  • Have your electrician move any sockets or switches beforehand
  • Clear the walls of pictures and shelves

Advice

Fitted storage in Lower Holloway

About 44% of the homes in the streets around Lower Holloway went up before 1919, and about 24% since 2000, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. Lower Holloway is partly covered by a conservation area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If you are unsure, check with the council before work starts. Much of inner London is covered by controlled parking zones run by the boroughs. In Lower Holloway, a van will usually need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Let us know about parking near your home at the measuring visit.

For a flat near Caledonian Road & Barnsbury station, eaves cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Witanhurst, about 2 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, the low eaves and slopes of a converted loft are worth using. If your children go to Sacred Heart Catholic Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.

Flat-pack or bespoke?

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t normally do that in an older room.

Cost matters, and it is fair to say so: flat-pack is usually cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Your questions about loft storage in Lower Holloway

Do you cover homes near Caledonian Road & Barnsbury station?

Yes. We cover all of Islington and the rest of London. You can tell us about the room on our contact form to arrange a design visit, and let us know about parking and access at the same time.

I live in a flat in Lower Holloway. How will the furniture get up the stairs?

We measure the route in as well as the room: the stairs, landings, lift and doors. Eaves cupboards are built in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

Do I need permission in a conservation area?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.

Do I need to be in when you fit?

Someone needs to be there to let us in. You don’t need to watch us work, though we like to go over the furniture with you at the end.

What happens when you come to measure?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

Why bespoke in Lower Holloway?

Standard furniture does not allow for the insulation and ventilation behind the eaves. We plan the storage around what’s behind the knee wall. That is important for the health of the loft. Flats tend to have walls interrupted by doors, radiators and sockets, and standard widths rarely fit between them. Fitted furniture is made for the spaces that are left.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the design visit, so it can be planned.
