Fitted home offices in Millbank
Bespoke fitted home offices or ready-made?
Ready-made office furniture comes in set sizes for straight walls. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. Bespoke furniture is made to the room and fits it. It is a bigger investment, and the gain is a workspace that uses the room well. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Fitted furniture is made to each one separately.
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking at the design visit, so it can be planned.

Fitted home offices for homes in Millbank
Cables are easy to forget and hard to hide later. Cable holes and routes are built into the desk and cupboards. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Millbank. If your home has a desk in the wrong light and wires with no tidy route, home offices made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
In a period house, a front-room bay gives a desk good daylight, while the recesses beside the chimney breast take shelving. Around Millbank, where a large share of homes date from before 1919, a front room like that can become a study without losing its character. Each piece follows the walls rather than a straight line.
A quote in writing is the clearest record of what we’ve agreed. It describes the home office we’ve designed for the room, its materials and its finish, and it is what the workshop builds to.

Fitting day, step by step
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Hallways in period houses are often narrow, and the stairs turn sharply, so home offices are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through.
- You get in touch and describe the space you want to work in.
- We visit to measure the space, including any slope, alcove or uneven wall.
- Your written quote sets out the design, materials and finish.
- In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
- On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
- The finish is either sprayed in our workshop or hand-painted once everything is in.
Before we arrive
- Have your electrician move any sockets or switches beforehand
- Point out meters, boilers and fuse boards near the furniture
- Take down pictures, mirrors and shelves from the wall
Ask for a quote
If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, send us a few details through our contact form.

Millbank homes and fitted home offices
Homes built before 1919 make up about 47% of the housing in the neighbourhood around Millbank, with about 25% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Millbank, Historic England’s list includes London Underground Headquarters (Grade I), less than half a mile west, and Bluecoat School (national Trust) (Grade I), under half a mile south-west. If your own home is listed, internal works that affect its character, such as fixing into or removing original joinery, can need listed building consent. Check with the council’s conservation officer first. About 47% of homes in the streets around Millbank were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.
For families living near Harris Westminster Sixth Form, a desk long enough for two can serve a laptop and a homework book side by side. If you live in a period home close to Christ Church, lath-and-plaster walls need the right fixings for shelves above a desk. Clarence House, about 0.4 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window.

What else we make in Millbank
Flats, conversions and leaseholders
If the property is let, we will need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so each section is sized to get through.
Caring for painted furniture
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Bring paint colours you like to the design visit
- Measure your chair and how much room you need behind it
- Note the position of sockets in the room
- Estimate the shelf space you’ll need
Wiping the desk and fronts with a soft, damp cloth is normally all they need. Avoid scourers and harsh cleaners. The desk edge is touched most, so give it a wipe now and then.
Keep heavy loads on the shelves meant for them. We size shelves for what you told us they’d carry. Spread heavy books and files evenly.
Questions we are often asked
How do you fit fitted home offices in a flat in Millbank?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Is Millbank in the area you cover for fitted home offices?
Yes, we work across Westminster, Millbank included, and across the rest of London. To get started, you can drop us a line using the contact form with some details.
How long does it take to fit a home office?
How long fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Because everything is built in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as we can.
Does fitted furniture need planning permission?
Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there’s damp, it should be sorted before anything is fitted.
Is it possible to have an office and a guest bed in one room?
Often, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that hide the desk away. A fold-down wall bed can also be built into the design.
