Fitted home offices in Nine Elms: what you get

A spare room often makes the best home office, particularly if it still needs to work as a guest room. We can design desks, shelving and cupboards that leave room for a bed, or doors that close over the desk at the end of the day. It is worth talking through at the design visit in Nine Elms. If your home has no proper place to work from home and shelving that bows under the load, home offices made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.

Many homes around Nine Elms have been built since 2000, and newer homes often have compact second bedrooms that end up as offices. Home offices can be planned to share the room with a guest bed. Walls in newer homes are often plasterboard on studs, so shelves are fixed into the studs or use fixings made for the board.

The furniture is made in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

What happens on fitting day

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. In a newer home, floors, walls and door frames are often freshly finished, so we protect the route before carrying anything in. Door frames and corners get covers too. Once inside, the pieces are joined in place.

  1. You get in touch and tell us about the work you do and the equipment you use.
  2. At the design visit we measure the room, agree the desk height and depth and plan cable routes to the sockets. New sockets or wiring are a job for your electrician, ideally before fitting.
  3. You receive a written quote for the office.
  4. The office furniture is built in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. The desk and shelves are fitted, with the cable routes ready for your equipment.

Getting ready for fitting day

  • Keep pets in another room while we work
  • Take anything hanging off the wall we’re fitting to
  • Clear the hallway and stairs so the sections can come through

How to get a quote

Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, especially with rough sizes. To send them over, drop us a line using the contact form, and we will suggest a time for a design visit.

What prompts fitted home offices in Nine Elms

Some people want to separate work from home life. A desk with doors, or an office in a spare room, lets you close the door on work. It makes the house feel like home again in the evening.

Most of the enquiries we get are about things like these:

  • A room with two jobs to do
  • Paperwork and files with nowhere to go
  • A corner too odd for a standard desk
  • No way to put work away

If your home is one of the older houses near All Saints, an alcove beside the chimney breast is often just right for a built-in desk.

What to check before you book

  • Whether the route into your home has been checked
  • How the doors are hung and adjusted
  • Real projects you can actually look at
  • Who does any electrics, plumbing or gas work

How to choose a carpenter in London

What affects the price in Nine Elms

To work out the quote, we look at:

  • The overall size of the piece
  • Spray painting or hand painting
  • How square the room is
  • Parking near your home

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We will talk through what you need inside during the design visit, and the quote follows.

Helping us understand the room

Some details help us understand the job before we visit. When you get in touch, it helps to send:

  • What you’d like to store or use the space for
  • A few photos of the space, taken from the doorway and from each corner
  • The type of home and how the room is reached
  • Any ideas or images you have saved

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. A quote in writing follows the visit for you to look over. To arrange the visit, fill in our short enquiry form.

What it’s made from

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. We use it for desk tops, carcasses and drawer boxes, with the edge either shown or painted.

Shelves

Office shelving often carries heavy loads. How far a shelf spans and what it holds both count. Each shelf is made to stay straight under what you plan to store.

Fitted home offices for homes in Nine Elms

In the neighbourhood around Nine Elms, the largest groups of homes date from the years since 2000 (about 43%) and before 1919 (about 28%), based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of Nine Elms, Historic England’s list includes Battersea Power Station (Grade II*), less than half a mile west, and Church of St Gabriel (Grade II*), about 0.6 miles north. If your own home is listed, internal works that affect its character, like fixing into or removing original joinery, can need listed building consent. Check with the council’s conservation officer first. About 43% of homes around Nine Elms were built since 2000, well above the figure for Wandsworth as a whole, about 21%, in the VOA’s 2025 council tax stock figures. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

If your children go to St Gabriel's CofE Primary School or a school nearby, closed cupboards above a desk keep work papers and school books apart. For a flat near Battersea Park station, home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Questions we’re often asked

I live in a flat in Nine Elms. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.

Can parking be tricky on fitting day in Nine Elms?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Can you fit furniture to uneven walls?

That is normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Does fitted furniture need planning permission?

Usually not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can need listed building consent for works that affect their character, so check with the council first.

Is an outside wall a problem for fitted furniture?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. If there’s damp, it should be sorted before anything is fitted.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
