Questions we’re often asked

My home in South Kensington is a flat. How do you get the furniture in?

At the design visit, we measure the way in not just the room. Home offices are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Who chooses the colour?

You choose it. Spray and hand-painted finishes both use the colour you have chosen.

Can the fitting be on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

Can you add power points to the desk?

New sockets need an electrician. The furniture is designed to suit, with routes for chargers and screens. They can then be fitted where we have allowed for them.

Can the spare room be an office and a guest room?

Often, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that close over the desk. A fold-down wall bed can also be built into the design.

Fitted home offices in South Kensington: what you get

Working from home is easier when the desk, shelves and storage are built for the job. We design and make built-in desks, shelving and storage for spare rooms, alcoves, landings and the space under the eaves, planned around how you work. For a home in South Kensington, it starts with a design visit to measure and talk it through. If your home has a desk buried under papers and a corner too odd for a standard desk, home offices made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

Victorian and Edwardian rooms often have fewer sockets than a modern office needs, so we plan cable routes to the sockets you have. If you need more, that is a job for your electrician before the furniture goes in. Since a large share of homes around South Kensington date from before 1919, it is a common thing to plan for.

The quote comes in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Fitted home offices in South Kensington: local notes

About 71% of the homes in the area around South Kensington went up before 1919, and about 9% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Entries on the National Heritage List near the centre of South Kensington include Church of St Luke (Grade I), less than half a mile east, and Chapel of St Luke (Grade II*), under half a mile east. For a listed home, internal works that affect its character can need listed building consent from the council, for instance removing or fixing into original panelling. An early word with the council’s conservation officer is the best first step. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. So a van fitting furniture in South Kensington usually needs a visitor permit, a pay-and-display bay or a suspended bay arranged through the council. Let us know what parking is near you at the design visit.

If you live in a flat close to West Brompton station, home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For a family home near Our Lady of Victories RC Primary School, a desk with shelves and closed storage can serve both work and homework. Carlyle's House, about 0.6 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window.

Flats, conversions and leaseholders

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the measuring visit.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, after measuring the route during the design visit.

Where other trades come in

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:

  • Knocking through or opening up rooms
  • Setting up computers, screens or networks
  • Converting a loft to make room for an office

If you are not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How it works.

What it is made from

  • Filing drawers
  • Cable routes
  • Moisture-resistant MDF
  • Hand-painted finish
  • Birch plywood
  • Spray-painted finish
  • Built-in desks

When is bespoke worth it?

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t normally do that in an older room.

How fitting day works

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as we’ll have talked about at the measuring visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You get in touch and let us know about the work you do and the equipment you use.
  2. We visit to measure and plan the desk, shelves and storage, and look at where the light falls.
  3. A quote in writing follows with the design, materials and finish.
  4. The office furniture is built in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. The desk and shelves are fitted, with the cable routes ready for your equipment.

Preparing the room

  • Clear the area where the furniture is going
  • Book any lift and let the concierge or building manager know
  • Let us know if your street is in a controlled parking zone

How to get a quote

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To send them over, drop us a line using the contact form, and we will arrange a design visit.

Bespoke or off-the-shelf?

Long, thin shelves can bow under books. Span, depth and load all matter. We size the shelves for what they’ll carry, using birch plywood where strength is needed. Standard units assume square rooms, and period homes seldom have them, so you end up with gaps, wobbles and units that do not meet the skirting. Fitted furniture is scribed to the wall instead.

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, written once we’ve measured up.
