When is bespoke worth it?

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is easy to buy.

Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. We’ll look at how the room is used when we visit in St George in the East. We make home offices from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are paperwork and files with nowhere to go and work things on show in the evening.

Shelving over a desk on a plasterboard wall needs fixings into the studs or made for the board. Since many of the homes around St George in the East date from 2000 onwards, we find the studs and check the wall before designing. Heavier storage stands on the floor.

The quote comes in writing, so you can read it at your own pace and talk it over at home. It records the design, the materials and the finish we discussed.

Fitted home offices for homes in St George in the East

Homes built since 2000 make up about 37% of the housing in the area around St George in the East, with about 29% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the design visit, since older and newer walls take different fixings. The National Heritage List has 120 entries within half a mile of the centre of St George in the East. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. Purpose-built flats are home to about 80% of households in the neighbourhood around St George in the East, going by Census 2021 figures from the ONS. For a flat, home offices are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Mansion House, about 1.2 miles west, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window. For families living near St Paul's Whitechapel Church of England Primary School, closed cupboards above a desk keep work papers and school books apart.

How fitting works for fitted home offices

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Before fixing into a stud wall, we check for pipes and cables, and heavy pieces are fixed into the studs or stand on the floor. Other trades handle any new sockets or plumbing.

  1. You get in touch with a few details about the room and the home it is in.
  2. We visit to measure the room and the way in, and discuss the design. It’s useful to tell us about parking, as much of London has controlled parking zones.
  3. A quote in writing follows, covering the design, materials and finish.
  4. The desk and shelving are made at our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. The sections are brought in, joined and scribed to the walls, ready for work.

How to prepare

  • Clear the hallway and stairs so the sections can come through
  • Take down pictures, mirrors and shelves from the wall
  • Clear the area where the furniture is going

Advice

Common questions about fitted home offices

I live in a flat in St George in the East. How will the furniture get up the stairs?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do you cover homes near Shadwell station?

Yes. We cover all of Tower Hamlets and the rest of London. You can use our contact form to arrange a design visit.

Is an alcove big enough for a desk?

Often, yes. An alcove beside a chimney breast can take a desk with shelves above. It is scribed to the alcove walls so it fits closely. At the design visit we’ll measure and tell you what fits.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture. If there is damp, it should be sorted before anything is fitted.

Can you fit a desk under a sloping ceiling?

Yes, in a converted loft room. We plan around the headroom, so you can stand at the desk. Shelving and cupboards can fill the lower space under the slope.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.

Is it time for fitted home offices?

People also want an office that looks good on video calls. Shelving and cupboards can give a calm, ordered background. It is a small detail that many people appreciate.

Some of the things we are asked to solve include:

  • An alcove or landing that could take a desk
  • A laptop that moves from room to room
  • Wanting to close the door on work at the end of the day
  • Wires with no tidy route

What to check before you book

  • How doors and drawers are fitted
  • A quote in writing that sets out the job
  • How they’ll get the furniture into the room
  • Which materials they’ll use, named in the quote

Bespoke or off-the-shelf?

Ready-made desks rarely plan for cables. With a bespoke desk, cable routes are part of the design. That keeps the desk and the floor tidy. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, whereas fitted furniture is made in sections that fit. The sections are joined and fixed once inside.

Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, which we write after seeing the room.

Pricing fitted home offices in St George in the East

The price for your room depends on:

  • The internal fittings
  • The number of doors and drawers
  • The finish: spray painted or hand painted
  • Walls and floors that are out of level or out of square

No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Before the design visit

The more you can tell us at the start, the better the design visit goes. It’s useful to include:

  • Radiators, sockets, pipes or meters on or near the wall
  • The postcode, so we can plan the visit
  • Pictures of styles you like, if you have any
  • Approximate measurements of the space

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, use our contact form.
