Fitted home offices in Wapping, Tower Hamlets

In Wapping, we design fitted home offices around the room you actually have. Your home office is designed at a visit to your home and made at our workshop.

  • Cables trailing across the desk and floor
  • No way to put work away
  • A desk in the wrong light

Landings and the space under the eaves can also take a desk. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, it has to leave room to walk by. At the design visit in Wapping, we will see what fits. If you are living with wanting to close the door on work at the end of the day and a spare room that has to be an office and a guest room, that’s what home offices are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Many homes around Wapping were built since 2000, and across London a lot of homes from those years have compact layouts. Sockets and data points in newer homes are often already where a desk would go, so home offices can be planned around them. Any new sockets or wiring are for your electrician.

A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so it is clear what’s included.

What fitted home offices cannot fix

Before you plan the job, it helps to know what we do not do:

  • Changes to the structure of the house
  • Making good the walls, which is for a plasterer or decorator
  • Setting up computers, screens or networks

Not sure whether your space suits fitted home offices? You can drop us a line using the contact form and we’ll tell you. Our process from visit to fitting.

What it is made from

  • Hand-painted finish
  • Birch plywood
  • Built-in desks
  • Spray-painted finish
  • Moisture-resistant MDF
  • Cable routes
  • Filing drawers

Boards, parts and paint

Birch plywood

Shelves full of books and files carry real weight. Birch plywood suits them, as it’s strong and stiff. Where the span is long, we add thickness or support.

Pull-out drawers

A set of drawers can sit under one end of the desk. The middle stays open for your knees and chair. The design visit settles the layout.

Flats, conversions and lettings

In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.

If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

What happens on fitting day

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. The time the fitting takes depends on how much desk, shelving and storage you want, and the fitting days are agreed in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so it’s useful to sort them out beforehand. The furniture is built in sections that fit the lift and doorways.

  1. You get in touch with a few details about the room. A line on how you work helps too.
  2. We visit to measure and talk about the equipment you use.
  3. A quote in writing follows, with the fitting days agreed.
  4. We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready for work.

How to prepare

  • Move anything in the hall or on the stairs out of the way
  • Book any lift and let the concierge or building manager know
  • Let us know about any meters, fuse boards or boilers in the area

Common questions about fitted home offices

Will a conservation area stop me having fitted home offices fitted in Wapping?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Wapping?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

How do you get the furniture up the stairs?

We plan the route in during the design visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Is it possible to have an office and a guest bed in one room?

It depends on the size of the room. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we will suggest what works.

What are your built-in desks made from?

Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Long shelves are sized to carry books and files without sagging. Your quote confirms the materials and finish.

How long is the fitting for a home office?

How long fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. We make the desk and storage in our workshop, so the time at your home is spent fitting. Saturday fitting is possible by arrangement.

Working from home in Wapping

Homes built since 2000 make up about 37% of the housing in the neighbourhood around Wapping, with about 29% built between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The centre of Wapping is within about a quarter of a mile of the Wapping Pierhead Conservation Area. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. Your council can advise if you’re unsure. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. A van working in Wapping will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. We ask about parking at the measuring visit, so the van can be planned for.

If your children go to St Mellitus College or a school nearby, a desk long enough for two can serve a laptop and a homework book side by side. If you live in a flat close to Wapping station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live near William Curtis Ecological Park, a desk placed to make the most of daylight makes a big difference to a working day.

When is bespoke worth it?

It’s worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
