Making use of tricky spaces in Belsize Park
About 46% of the homes in the area around Belsize Park went up before 1919, and about 23% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. That matters for eaves cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List has 88 entries within half a mile of the centre of Belsize Park. Older homes nearby may have original joinery, shutters or panelling worth keeping, and eaves cupboards can be designed to work around them. All of London, Camden included, is inside the ULEZ. It applies to every van that comes to fit furniture in Belsize Park. We go through parking and access at the measuring visit.
Near listed buildings like Belsize Fire Station, under half a mile west of the centre of Belsize Park, older homes may keep original joinery that eaves cupboards can be designed around. For a listed home, fixing into original features may need listed building consent. If you live near Primrose Hill, eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near Church of St Mary the Virgin, eaves cupboards in a converted loft are scribed to slopes that are rarely even.
Belsize Park is about 2 miles south-east of St Pancras, within the London Borough of Camden. Belsize Park is part of the area we cover, and the process is the same everywhere we work. We list Belsize Park among 28 places we cover in Camden.

How we make loft storage for Belsize Park
Many loft rooms are bedrooms, and storage for clothes is the first need. Wardrobes under the slope, drawers in the knee wall and shelves in the dormer can all work together. Designed as one, they give the room calm, consistent lines. For a home in Belsize Park, it’s planned around your things. We make eaves cupboards from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are furniture that can’t get up to the loft and a boarded loft with no proper shelving.
Outside walls in houses from before 1919 are typically solid brick, which can be cold, so a gap and ventilation behind fitted storage help avoid condensation. A large share of the homes around Belsize Park date from then. Damp should be sorted before anything is fitted against the wall.
The furniture is built in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Where other trades come in
We’re carpenters, so some jobs belong to other trades. It is useful to know these before you plan the job:
- Electrical work in the loft
- Fixing damp or ventilation problems in the eaves
- Structural changes, such as cutting into rafters or joists
If you’re not sure what’s possible in your room, you can send us a few details through our contact form and we’ll give you a straight answer. How it works.

Bespoke or off-the-shelf?
It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Off-the-shelf cupboards come in fixed sizes, so there is normally a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
How fitting day works
However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the length of the eaves and the design, and the fitting days are agreed in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so it is useful to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.
- You contact us about storage in your converted loft.
- We visit to measure the loft and the way up, including the top flight and any tight turn.
- A quote in writing follows, covering the design, materials and finish.
- Everything is made at our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
- The sections go up the stairs, are assembled under the eaves and set level.
Before fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Point out meters, boilers and fuse boards near the furniture
- Clear the walls of pictures and shelves
Starting with a design visit
If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To start, use our contact form.
Related advice
How we price loft storage
Several things affect the price:
- The finish: spray painted or hand painted
- How square the room is
- Parking near your home
- The width and height of the space
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
Helping us understand the room
A few details help us understand the job before we visit. When you get in touch, it helps to send:
- Pictures showing the full wall, from floor to ceiling
- Radiators, sockets, pipes or meters on or near the wall
- Any ideas or images you’ve saved
- What the furniture needs to hold
A quote begins with some details from you: the room, rough measurements and some pictures if you have them. To send them, tell us about the room on our contact form. We will then arrange a design visit and follow it with a quote in writing.
Flats, conversions and leaseholders
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check during the design visit.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.
Questions we’re often asked
Can you fit loft storage to the uneven walls of an older house in Belsize Park?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Will a conservation area stop me having loft storage fitted in Belsize Park?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
How is loft storage priced?
The price comes in a written quote, worked out from the measurements and the design you choose. The size of the room, the amount of storage and the finish all shape the price. To get a quote, use our contact form and we will arrange a design visit.
Do you make the furniture yourselves?
We make it in our workshop, to the design and sizes agreed after the design visit. After that, we fit it in your home.
What happens at the measuring visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Do I need to be at home on fitting day?
We need access, so someone has to let us in. After that, you don’t need to stay in the room.
