Fitted storage in Newington Butts

In the neighbourhood around Newington Butts, the largest groups of homes date from the years since 2000 (about 38%) and between 1945 and 1972 (about 20%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The centre of Newington Butts is within about a quarter of a mile of the Eliot's Row Conservation Area. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. About 79% of households in the streets around Newington Butts live in purpose-built flats, based on Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

For a flat near Elephant & Castle station, it helps to book the lift and tell the concierge before fitting day. The wider area includes historic houses like Benjamin Franklin House, about 1.4 miles north-west. If your own home is a period one, a dormer in a converted loft can hold shelves or a small desk. Close to Newington Gardens? Eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Loft storage in Newington Butts: what you get

A sloping ceiling leaves little room for a standard wardrobe. We shape wardrobes to the slope, putting hanging space at the tall end and shelves or drawers where it is low. It uses the full height of the room. The design visit in Newington Butts is where we work it out. We make eaves cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are boxes piled on loft boards and furniture that can’t get up to the loft.

Many homes around Newington Butts were built since 2000, and across London a lot of homes from those years are flats with compact layouts. Boilers, cylinders and consumer units often sit in a hall cupboard, and any new storage keeps their access and ventilation. Cupboards can be shallow where space is tight, so the hallway still feels open.

A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so you know exactly what you’re getting.

Your questions about loft storage in Newington Butts

Will a conservation area stop me having loft storage fitted in Newington Butts?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

I live near Elephant & Castle station. Is that in your area?

Yes. We cover all of Southwark and the rest of London. To get started, you can message us from the contact page with some details about the room.

Which materials go into your loft storage?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the carcasses and drawers, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

Do you move sockets or add lighting?

No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

How long will the loft storage fitting take?

The time the fitting takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. We make the cupboards and drawers in our workshop, so the time at your home is spent fitting. Saturday fitting is possible by prior arrangement.

Do I choose the paint colour?

You do. We agree the colour with you before anything is painted.

Fitting day, step by step

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long the fitting takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so check them with the managing agent before fitting day. The furniture is built in sections that fit the lift and doorways.

  1. First we hear about the loft room and what you’d like to store.
  2. At the design visit, the room and the route up are measured.
  3. The design is agreed and a quote in writing follows.
  4. The storage is made at our workshop, in sections sized for the stairs.
  5. The storage is fitted, scribed to the slopes and checked with you.

Before we arrive

  • Arrange any electrical changes with your electrician in advance
  • Move anything in the hall or on the stairs out of the way

Advice

Boards, parts and paint

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the carcasses, the shelves and the drawers, and its edge can be left visible or painted.

Hand-painted finish

Hand painting can be done on site once the storage is in. Small marks are simple to touch in later. That helps in a well-used bedroom.

Flats, conversions and leaseholders

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

Flat-pack or bespoke?

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

What it costs

What you pay depends on:

  • The internal fittings
  • The overall size of the piece
  • How square the room is
  • The number of doors and drawers

There is no price list, because every piece is designed for one room. We measure up, discuss the design and send a written quote, with the materials and finish set out. To start, tell us about the room on our contact form.

What we need to know

When you contact us, these help most:

  • Your postcode and the borough
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • What the furniture needs to hold
  • Rough sizes, even if they’re only to the nearest few centimetres

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit, so you can take your time with it. To arrange the visit, message us from the contact page.
