Wall beds in Barnsbury

Wall beds in Barnsbury

In a studio flat, a wall bed can make the main room feel much larger. By day, the room is a living space; at night, the bed comes down. Storage and shelving can go on either side or above, so the whole wall works hard. If your home has a real mattress for visitors and hiding the bed when it’s not in use, wall beds made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

When floor space is tight, the space over the door and above the bed head is often wasted. With most households around Barnsbury in purpose-built flats, fitted furniture that bridges those spaces is worth considering. Higher cupboards are best for things you use less often, like spare bedding or suitcases.

A written quote follows the design visit. It describes the design we discussed, the materials and the finish.

When you need someone else

Not everything around wall beds is carpentry, like an electrician, a plumber or a Gas Safe engineer. Here is what to bear in mind:

  • Advice on your lease
  • Strengthening or rebuilding a wall
  • Wiring for lights or chargers

If you are not sure what’s possible in your room, you can message us from the contact page and we will give you a straight answer before you arrange a visit. Our process from visit to fitting.

What goes into it

  • Fold-down bed mechanism
  • Shelves or a desk alongside
  • Hand-painted finish
  • Birch plywood
  • Moisture-resistant MDF
  • Spray-painted finish

Flats, blocks and rented homes

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check during the design visit.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. An agent can arrange access for you.

Bedrooms in Barnsbury: local notes

In the streets around Barnsbury, the largest groups of homes date from before 1919 (about 39%) and the years since 2000 (about 25%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List has 157 entries within half a mile of the centre of Barnsbury. Original fireplaces, shutters and panelling are worth keeping where they survive, and wall beds can be designed to work around them. About 22% of households in the neighbourhood around Barnsbury live in flats in converted or shared houses, going by Census 2021 figures from the ONS. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

The wider area includes historic houses such as Dr Johnson's House, about 2.1 miles south. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go. For a family home near Robert Blair School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Barnsbury is about 1 mile north-east of Highbury, within the London Borough of Islington. Whether your home in Barnsbury is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. We list Barnsbury among 17 places we cover in Islington.

Questions from Barnsbury

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Can you make wall beds for a home in Barnsbury?

Yes. We cover all of Islington and the rest of London, and Barnsbury is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

What if my walls and floors are out of level?

That’s normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Is the furniture spray painted or hand painted?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

How much space does a wall bed need?

It depends on the bed size and the mechanism. We measure up and make sure the bed has room to fold down.

Should I send photos?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough sizes. To send them, send us a few details through our contact form.

How fitting day works

When the fitting is done, we tidy the room. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. In a block of flats, the stairs, landings, lift and doors matter as much as the room: wall beds are made in sections sized for each of them. Some older blocks have small lifts or none, which the design allows for.

  1. First, you let us know about the space.
  2. The design visit covers measuring, the wall and the layout.
  3. A written quote is sent to you, setting out the design, materials and finish.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. The wall bed is fitted in your home, with the mechanism fixed as its maker specifies.

Before we arrive

  • Get any new sockets or wiring done by your electrician before fitting day
  • Clear the walls of pictures and shelves
  • Book any lift and let the concierge or building manager know

Advice

Tips worth knowing

Fresh paintwork takes a while to cure fully, so go gently with it for a while. After that, a few simple habits help:

  • Let us know about the wall’s construction
  • Plan a cupboard for spare bedding
  • Check there is room for the bed to fold down
  • Consider how many people will sleep in it

Small marks on a hand-painted finish can be touched up. A spray finish wipes clean and stays smooth and even.

Let us know what the wall is made of if you know. Solid brick, stud walls and plasterboard need different fixings, and we look at it when we measure.

Why people ask for wall beds in Barnsbury

Working from home has changed how many spare rooms are used. People want a desk by day and a bed for visitors, and a wall bed makes that possible.

Most of the enquiries we get are about things like these:

  • A studio that works by day and night
  • A bed that fills a little-used room
  • A hobby room with a bed for guests
  • Room for a desk and a guest bed

If you live in a period home close to Former Church of St Clement, tall ceilings give wall beds room to reach the cornice.

Before you hire any carpenter

  • Who does any electrics, plumbing or gas work
  • Whether the finish is set out in the quote
  • How they handle walls that are not straight
  • Whether the quote says what the furniture is made from
