Farringdon Wall Beds

In Farringdon, we design wall beds around the room you actually have. We design your wall bed at a visit to your home, make it in our workshop and fit it.

  • A study that doubles as a spare room
  • A bed that looks like cupboards by day
  • A proper bed instead of a sofa bed

About our wall beds in Farringdon

The mattress has to suit the mechanism; the mechanism maker sets the size, depth and weight it can take. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. Typical reasons to get in touch are a guest room that sits empty most of the time and a bed that looks like cupboards by day, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Purpose-built flats are home to most households around Farringdon, and many blocks have rules about using the lift and when work can happen. Checking with the building’s managing agent early keeps the day running smoothly. If your flat is leasehold, your lease may also need checking before wall beds are fixed to the walls.

Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

Flats, leases and landlords

If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you.

If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising during the design visit.

Could you do it yourself?

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

Wall beds for homes in Farringdon

In the streets around Farringdon, the largest groups of homes date from the years since 2000 (about 32%) and between 1945 and 1972 (about 28%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. 24 conservation areas have at least part of their area within a mile of the centre of Farringdon. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Parking on many inner London streets is controlled, with zones run by each borough. That typically means a van in Farringdon needs a visitor permit, a paid bay or a bay suspension through the council. We ask about parking during the design visit, so the van can be planned for.

If you live near Barbican Conservatory, keeping wall beds off the window wall keeps the room bright. The wider area includes historic houses such as Dr Johnson's House, about 0.4 miles south-west. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go.

Farringdon is about 2 miles north of Highbury, part of the London Borough of Islington. Wherever you are in Farringdon, it works the same way: a design visit, a written quote, furniture made in our workshop and fitting in your home. Across Islington, we cover Farringdon, along with the rest of the borough.

We work across EC1V, EC1R and EC1P for wall beds. We cover homes on streets like Oat Lane, Shoe Lane and Long Lane, along with the roads around them, whether you want wall beds or another piece made for the room. Farringdon sits close to the A1 and A4, and we plan where the van can stop before fitting day. If you’re just outside Farringdon, we also cover Smithfield (1 mile south), Clerkenwell (1 mile north), Holborn (1 mile west), Blackfriars (1 mile south) and Temple Bar (1 mile south-west). Other parts of Islington we cover include Highbury (2 miles north), Canonbury (2 miles north-east), Barnsbury (2 miles north), Holloway (3 miles north), Mildmay (2 miles north-east) and Upper Holloway (3 miles north). Being one of the larger places in Islington, Farringdon is covered for wall beds and everything else we make.

How fitting works for wall beds

Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. Sections come into the flat in the order they’re fitted, so the flat doesn’t fill up. We protect the floors and keep dust to a minimum. The fixings suit each wall, whether solid or stud.

  1. You let us know about the room.
  2. At the design visit we agree the layout and the colour.
  3. You receive a quote in writing covering the design, materials and finish.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. The wall bed is fitted, and any hand painting is done on site. New paint needs gentle use while it cures.

Advice

Practical tips

Getting the most from wall beds starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Let us know what the wall is made of if you know
  • Keep children away while the bed moves
  • Check mattress size and weight limits
  • Check your lease if you live in a flat

Whether bedding can stay on the bed when it folds up depends on the mechanism. Bulky duvets and pillows may need storing nearby.

Measure the space in front of the wall, not just the wall. You need clear space for the bed to come down, so think about where a chair or desk will go.

Do you need wall beds in Farringdon?

Others want the bed to be part of a wider storage wall. Shelves, cupboards or a desk built around it turn one wall into storage, workspace and a bed.

Most of the enquiries we get are about things like these:

  • A guest bed that disappears in the day
  • More floor space in a studio flat
  • A proper bed instead of a sofa bed
  • A study that doubles as a spare room

If your children go to Charterhouse Square School or a school nearby, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Before you hire any carpenter

  • Are the boards named, like MDF or plywood?
  • Will they visit to measure before quoting?
  • How they’ll get the furniture into the room
  • Is it spray painted or hand painted?

Questions from Farringdon

Will a conservation area stop me having wall beds fitted in Farringdon?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Farringdon?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the design visit.

Do you work on Saturdays?

Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

What if my walls and floors are out of level?

That’s normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Do you supply the mattress?

The mechanism maker sets which mattresses suit the bed by size, depth and weight. We’ll go through those limits at the design visit so you can choose one that works.
