Wall beds in Agar Town

Not every mattress suits every wall bed; the mechanism maker sets the size, depth and weight it can take. We can go through what the mechanism allows when we measure, so the mattress you choose fits. If you’re living with a spare room that’s rarely slept in and storage built around a fold-down bed, that is what wall beds are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

With most households around Agar Town in purpose-built flats, mansion blocks and modern blocks are both possible. A mansion block bedroom may have a chimney breast, high ceilings and walls that aren’t straight, while a newer flat is more likely to have plasterboard walls. The fixings are chosen for whichever wall you have.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Agar Town homes and wall beds

The biggest shares of homes in the streets around Agar Town were built before 1919 (about 36%) and since 2000 (about 24%), in the VOA’s 2025 council tax stock figures. We take that into account at the measuring visit, since older and newer walls take different fixings. The Regent's Canal Conservation Area is close by, within about a quarter of a mile of the centre of Agar Town. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you’re unsure. Flats in converted or shared houses account for about 22% of households in the area around Agar Town, according to Census 2021. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

For a family home near Abacus Belsize Primary School, hanging rails set low at first can be raised later, as children get taller. If you live in a period home close to All Saints, solid external walls can be cold, so ventilation behind wall beds is part of the design. The wider area includes historic houses like Winfield House, about 1.5 miles west. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Bespoke wall beds or ready-made?

A sofa bed is cheaper and simpler, and for occasional guests that may be enough. With a wall bed you get a proper bed and an empty floor by day, which matters in a small room. In a flat, every bit of floor counts, and standalone furniture uses more of it than it needs. Built-in pieces use the full height and the awkward corners, leaving more floor clear.

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. Let us know about parking at the design visit.

Common questions about wall beds

Can you make wall beds for a home in Agar Town?

Yes, we work across Camden, Agar Town included, and across the rest of London. You can get in touch through our contact form to arrange a design visit.

How do you fit wall beds in a flat in Agar Town?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Can you fit furniture to uneven walls?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

What do you do at the measuring visit?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

Can you fit a wall bed to a stud wall?

That depends on what the wall and floor are made of. The mechanism has to be fixed securely as its maker specifies, to a wall or floor that can take the load, and we look at this when we measure.

Is the furniture spray painted or hand painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.

Looking after your furniture

People planning wall beds often ask about these. They help before and after fitting:

  • Think about how often the bed will be used
  • Choose a mattress that suits the mechanism
  • Tell us what the wall is made of if you know
  • Give the paint time to cure fully

Should the bed start to move differently, stop and let us know. Do not try to adjust the mechanism yourself unless its maker says you can.

Tell us what the wall is made of if you know. Solid brick, stud walls and plasterboard need different fixings, and we check it during the design visit too.

Flats, leases and landlords

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the design visit, and we will plan the fitting around them.

How fitting works for wall beds

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. How long fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. Drilling can be heard through the walls and floors of a block, and some buildings set hours for noisy work. Fitting day is planned around any rules your building has. Saturday work is by arrangement where the building permits it.

  1. You get in touch and describe the room.
  2. At the design visit we plan the bed cabinet and check the stairs, landings and any lift.
  3. Your written quote sets out the design, materials and finish.
  4. The cabinet is built in our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route.
  5. The cabinet is joined in the room, fixed securely and set level.

How to prepare

  • Have your electrician move any sockets or switches beforehand
  • Keep pets in another room while we work
  • Clear the area where the furniture is going

What affects the price in Agar Town

The price reflects the time and materials the job needs. The main factors are:

  • The finish: spray painted or hand painted
  • How big the furniture is
  • The number of doors and drawers
  • Stairs, lifts and the route to the room

There’s no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To start, send us a few details through our contact form.

Before the design visit

The more you can tell us at the start, the better the design visit goes. When you get in touch, it helps to send:

  • Examples of the look you are after
  • What kind of home it is, and which floor the room is on
  • The postcode, so we can plan the visit
  • What you’d like to store or use the space for

To make a start, message us from the contact page and let us know which room you have in mind. We then arrange a design visit to measure and talk through the design, and a written quote follows.
